Where Dallas’s most powerful families have lived, entertained, and built legacies for over a century. North Dallas’s most coveted neighborhood where estate lots, old money, and architectural prestige converge
Why Preston Hollow?
Preston Hollow occupies the high ground between Northwest Highway and Walnut Hill Lane, framed by the Dallas North Tollway on the west and Preston Road running through its heart. Downtown Dallas runs twelve to eighteen minutes south, Love Field is ten minutes, and the Galleria and Far North Dallas employment corridors sit within fifteen to twenty minutes. The neighborhood is close-in without being urban, a rare combination the city has not been able to replicate.
The character is estate residential and unapologetically so. Lots run large with half-acre to multi-acre parcels are common, a scale almost extinct inside Dallas city limits. Architecture spans 1930s and 1940s Charles Dilbeck originals, mid-century traditionals, and a steady wave of new custom builds replacing the original stock. This is the top of the Dallas market. Old Preston Hollow, the wooded core south of Walnut Hill, anchors the highest pricing, and tear-down-and-rebuild activity keeps the inventory refreshing at the eight-figure ceiling.
Recreation leans private and green. Brook Hollow Golf Club, Dallas Country Club to the south, and Preston Trail anchor the private-club layer. NorthHaven Park, Glencoe Park, and the trails along the Tollway corridor serve the residential interior, and the Dallas Arboretum and White Rock Lake are a short drive east. Mature tree canopies and creek adjacent lots define the topography.
Commute is short by Dallas standards. Downtown runs twelve to eighteen minutes via the Tollway or Preston Road. The Medical District and UT Southwestern are ten to fifteen. Love Field is ten. DFW International is twenty to thirty via the Tollway. For executives, physicians, and families anchored to Dallas jobs who want acreage without leaving the city, Preston Hollow is the gold standard.
Schools are the real nuance here. The neighborhood falls primarily under Dallas ISD, but Preston Hollow carries one of the densest private-school concentrations in the United States holding St. Mark’s, The Hockaday School, Ursuline Academy, Greenhill, and Jesuit. All of these sit in or near the neighborhood. Many families weigh DISD magnet admission against the private bench, and the private route is the more common conversation in this part of the city.
What Makes Preston Hollow Special:
- Estate Acreage: Half-acre to multi-acre lots inside Dallas city limits, a scale that no longer exists in most of the city.
- Architectural Pedigree: Original Charles Dilbeck estates from the 1930s and 1940s alongside high-end new custom builds.
- Private-School Density: St. Mark’s, Hockaday, Ursuline, Greenhill, and Jesuit anchor one of the strongest private-school benches in the nation.
- Proximity: Twelve to eighteen minutes to downtown, ten to Love Field, without the urban grid.
- The Ceiling: Old Preston Hollow holds some of the highest residential pricing in Texas.
Historic Roots That Drive Modern Value
Preston Hollow began in the 1920s when real estate developer Ira P. DeLoache, who first noticed the area in 1922, bought a 56-acre farm in 1924 and began carving rural homesites out of the former farmland north of the city. DeLoache and partner Al Joyce drove development through the 1930s, architect Charles Dilbeck designed many of the monumental country-style estates that still define the neighborhood. Residents incorporated the Town of Preston Hollow as its own municipality in 1939, using DeLoache’s real estate office as town hall. In 1945, the residents voted to annex into the City of Dallas, timing that aligned with the postwar boom that filled in the surrounding land.

Preston Hollow Housing Market Stats
How To Use These Charts
Use these charts to track; Days on Market, Closed Sales, Sales Price and Shows to Pending.
Just hover over the image to see specific data points for each month.
SALES PRICE
The median sales price represents what price Preston Hollow homes actually sold for in any given month, not what sellers hoped to get. This is the single most important number for understanding real estate market conditions in Preston Hollow, a quickly growing town.
Why median matters more than average: Preston Hollow’s evolving housing market ranges from $399,000 up to acreage estates approaching well over $3,000,000. The median finds the exact middle point, half the homes sold for more, half sold for less. This eliminates distortion from short sales and buyers who overpay.
For Sellers: rising median prices can signal strong buyer demand among Preston Hollow’s very modest population (13,843 as of 2025, down from 14,706 in 2020). Established luxury neighborhoods like this tend to see stable populations since there is no new construction.
For Buyers: tracking price trends reveals whether you’re getting appreciation potential or negotiating leverage. The gap between list prices and sales prices tells you everything about market power. When homes sell at or above list, sellers control negotiations. When sales prices fall below listings, buyers have leverage.
MEDIAN DAYS ON MARKET
Median Days On Market Shows: how many days a home in Preston Hollow sits on the market before going under contract. The median approach takes the highest and lowest numbers and finds the exact middle, eliminating distortion from extreme outliers like quick cash sales or overpriced listings that sit for months.
Why It’s Important: This number reveals everything about supply and demand dynamics in Preston Hollow. Low days on market (under 30 days) means strong buyer demand. Homes are moving fast and multiple offers are common. High days on market (over 60 days) signals buyer selectivity, more inventory relative to demand, and significant negotiating power.
For Sellers: Understanding current days on market helps set realistic expectations about timing and pricing strategy. If homes are selling in 20 days, the market rewards well-priced properties. If homes are sitting for 90 days, you need aggressive pricing and marketing to compete effectively.
For Buyers: This metric tells you whether you need to make quick decisions or have time for thorough due diligence. Seasonal patterns matter with Spring and Summer typically showing lower days on market as family buyers coordinate with school schedules.
MEDIAN SHOWS TO PENDING
Median Shows to Pending Reveals: how many showings a home in Preston Hollow received before going under contract. This metric helps sellers understand what’s normal when their home gets showings and helps buyers gauge competition levels in Preston Hollow’s market.
Why It’s Important: Low shows to pending (under 10) means buyers are making quick decisions. It signals a strong seller’s market where well-priced homes receive offers fast. High shows to pending (over 20) indicates buyer selectivity, with people touring many properties before committing. This data reveals which price ranges and cities have the most buyer interest.
For Sellers: If Preston Hollow homes are averaging 8 showings before going pending, getting 15 showings without offers signals a pricing or presentation problem. This gives you realistic expectations and helps you adjust strategy before losing valuable market time.
For Buyers: High shows to pending means you have time to be selective without losing properties to faster-moving competition. Combine shows to pending with days on market to understand complete market dynamics. Low numbers on both metrics mean hot seller’s market, high numbers mean buyers have the advantage.
CLOSED SALES
Closed Sales Represent: the total number of residential homes that successfully sold in Preston Hollow each month. Unlike active listings or pending contracts, these are actual completed sales where financing cleared, inspections passed, appraisals came in at value, and both parties made it through closing.
Why It’s Important: This is the heartbeat of the local market. High volume signals buyer confidence and healthy fundamentals, while declining volume reveals market friction. Rising prices with increasing volume signals a genuine seller’s market, while rising prices with declining volume suggests weakening momentum.
For Sellers: High closed sales volume indicates strong buyer activity and favorable selling conditions. You’re competing in a market with proven absorption rates, meaning well-priced homes are selling consistently.
For Buyers: High volume means more competition and faster-moving inventory. Declining volume creates opportunities for patient negotiation and gives you time to be selective without losing properties to faster-moving competition.

Your Preston Hollow Real Estate Expert
Preston Hollow pricing turns on lot size, tree canopy, tear-down value, and the quality of the build. A multi-acre Strait Lane parcel and a Preston Hollow North rebuild are two different markets entirely, and the comp work has to respect that. I read the lot and the architecture, not just the address and that is how my buyers avoid overpaying and my sellers price to the ceiling.
