Six PID Communities, Bigger Lots, and a Mailing Address That Covers Far More Than the City

Haslet is a small Tarrant County city of about 5,300 residents (Census estimate, 2025), up from about 2,000 in 2020, just west of the Alliance corridor. Inside city limits you’re mostly buying newer, larger homes in public improvement district communities. Many homes with a Haslet mailing address are actually in Fort Worth, so the parcel matters more than the address.

The tax bill, with every line named

In 2025, a Haslet home in Tarrant County and Northwest ISD carried a combined rate of about $1.86 per $100, before any PID. The city’s share was just $0.315450, down about 10 percent from the year before.

On a $700,000 home, that’s about $13,000 a year before exemptions. The $140,000 school homestead exemption alone takes about $1,500 off.

Rates for 2026 were still being confirmed, so ask for the current tax certificate.

Six PIDs, and they’re on top

Haslet runs six public improvement districts: NorthGlen, Regal Ridge, LeTara, Caraway, Watercress and Sweetgrass.

Recent plans put installments at roughly $2,400 to $2,900 per lot a year, billed with your taxes and on top of HOA dues.

Many owners can pay the balance off early. Get the payoff amount before you compare monthly payments.

A Haslet address isn’t always Haslet

The city has about 5,300 residents, but the 76052 ZIP code holds roughly 13 times as many people. Most homes with a Haslet mailing address are in Fort Worth or outside any city.

Prices split the same way: Redfin’s city median was about $732,700 for the three months ending September 2026, while the wider ZIP ran about $390,000.

Check the parcel, not the address, to know your city, taxes and services.

Know what’s being built nearby

Haslet sits beside the AllianceTexas logistics corridor, and industrial growth is reaching the city itself.

In September 2026, developers broke ground on the first 1 million square feet of a planned 8.4 million-square-foot, 1,000-acre logistics project in Haslet.

Before you buy, look at the zoning and site plans around the lot, and review any airport overlay maps for Fort Worth Alliance Airport.

Neighborhood names, price ranges and builder details come from the City of Haslet, the Tarrant Appraisal District, builder materials, Homes.com and NewHomeSource listings (some undated) and Redfin (three months ending September 2026); price ranges are indicative and move constantly, so ask for a current comparative market analysis. Population is the Census Bureau’s Vintage 2025 estimate (5,267); the 2020 Census counted 1,952. The 76052 ZIP code had about 26,675 residents in 2020, so most Haslet mailing addresses are outside city limits. LeTara, NorthGlen, Sweetgrass, Regal Ridge, Caraway and Watercress are City of Haslet PID communities (PID Nos. 5, 3, 8, 4, 6 and 7). Per-lot PID figures come from 2020–2025 annual service plans; the city adopted 2026 updates (Ordinances 014-2026 through 019-2026), so amounts may have changed. Get the current assessment and payoff from a tax certificate or the PID administrator. The Vines and Wellington use Haslet addresses, but their city or extraterritorial status was not confirmed; verify by parcel. Tax figures use tax year 2025 rates (City of Haslet 0.315450; combined Tarrant County and Northwest ISD about 1.863030), before exemptions; tax year 2026 city, county and school rates were not confirmed as of October 2026. The city’s homestead and over-65 exemptions should be confirmed with the appraisal district. School district must be confirmed by address with the district. How to read this list

Haslet is a small city with a big mailing area. Plenty of restaurants near Alliance and Heritage carry Fort Worth or 76052 addresses, and they’re left off on purpose unless they’re an everyday essential.

Two things worth saying plainly. There’s no full-size grocery store with a Haslet address, so the nearest full grocery stops are the Walmart on Avondale-Haslet Road and the H-E-B on Heritage Trace. And the list is short because the town is small.

Verified October 2026. This is a curated selection of businesses with Haslet addresses plus two clearly labeled nearby grocery stores, not an exhaustive directory. Haslet is a small city of about 5,300 residents (Census estimate, 2025), so many restaurants and shops that use Haslet or Fort Worth 76052 addresses are outside city limits. Hours change and were not all confirmed; call ahead before you go. The Chosen Spot is a mobile food truck, and one directory lists its ZIP as 76053, likely a typo for 76052. Walmart Supercenter #5764 lists a Fort Worth address on its own site. No Haslet-address business was confirmed closed, and no Haslet-address opening with an announced date was found as of October 2026. Historic Roots That Drive Modern Community

The Story of Haslet

From a Santa Fe Railroad Stop and a Cotton Gin to Life Next Door to AllianceTexas

  1. Before 1872

    Prairie and Creeks

Before the railroad, the Haslet area was open north Tarrant County country drained by Henrietta Creek and its tributary, Buffalo Creek.

    More

Haslet sits at roughly 700 feet above sea level in the far north of Tarrant County, with a small part reaching into Denton County. Henrietta Creek crosses the area, and a historic Keller-Haslet Road bridge over it was documented by the federal Historic American Engineering Record. The Handbook of Texas says Buffalo Creek rises about four miles southeast of Haslet and runs northeast to Henrietta Creek.

Early accounts describe the land as a barren tract better suited to cattle than crops, in keeping with the open prairie of north Tarrant County. Frontier conflict in the area is remembered nearby by the Texas Historical Commission’s 1983 marker for the 1865 Indian Creek Raid, on Morris-Dido-Newark Road. The sources reviewed don’t name the specific tribes of this area, so this timeline doesn’t guess.

  2. 1872–1882

First Families and the Blue Mound School

A few ranch families settled nearby in the 1870s and built the Blue Mound School in 1879, which later became the Haslet school.

    More

The City of Haslet’s history says that around 1872 only two or three families lived near the future town, too few to form a school. Miss Alice Curtis taught children in a resident’s home until 1879, an election year, when residents persuaded candidates to donate money. A committee including C. F. Mitchell raised about $150 to build a schoolhouse.

The building was called the Blue Mound School, with Miss Lizzie Curtis as its first teacher, and it later became known as the Haslet school. About seven years later, residents moved it about half a mile north by wagon. In 1882, Irish-born Charles L. Maloney and his brother-in-law H. C. Hurley bought land at the future town site, where Maloney raised shorthorn Durham cattle.

  3. 1883–1899

The Santa Fe Railroad Creates a Town

The Gulf, Colorado and Santa Fe Railway reached the area in 1883, a post office opened in 1887, and the stop became Haslet.

    More

The Handbook of Texas says no distinct community likely formed until 1883, when the Gulf, Colorado and Santa Fe Railway laid tracks through the area. A post office opened in 1887. According to the Handbook, the town was named for the Michigan hometown of the railroad’s contractor, and the city identifies that hometown as Haslett, Michigan, spelled with two T’s.

Local tradition tells a livelier story. Rancher Charles Maloney first refused the railroad’s right-of-way, the story goes, then relented after his wife said she’d like to ride the train to Fort Worth. A worker reported that Maloney “has let” them through, and settlers credited him with the name. It’s a popular tale, not documented history. By 1896, the school had 21 students.

  4. 1900–1940

    Cotton Gin Crossroads

Haslet stayed a small farm-trade stop of 50 to 69 residents, with stores, a cotton gin and a school.

    More

The Handbook of Texas recorded 67 residents in 1903 and 50 in 1915, with 25 students at the Haslet school in 1906. The town served the farms and ranches around it rather than growing on its own, a pattern shared by many small railroad stops across north Tarrant County in the early twentieth century. The school, the stores and the tracks formed the center of a community that changed little for decades.

During the 1920s, Haslet had three grocery stores, a hardware store, a dry goods store and a cotton gin, the Handbook says. The population was still only 69 in the mid-1930s. Today the Haslet Public Library shares photographs of the town’s farms, schools and churches through the University of North Texas’s Portal to Texas History, a collection of more than 140 items.

  5. 1941–1960

Wartime Jobs and a New School District

Wartime jobs in Fort Worth lifted the population to 175, and Haslet helped form Northwest ISD in 1948.

    More

War-related jobs in Fort Worth probably helped Haslet grow to about 175 residents by the late 1940s, a level it held through the 1950s, according to the Handbook. On November 18, 1948, meetings in Haslet, Justin, Rhome and Roanoke backed consolidating their schools, and Haslet superintendent Ned Calvert made the case for the name “Northwest.” The four towns sat close together across north Tarrant, Denton and Wise counties.

Voters approved consolidation on December 8, 1948, and Northwest ISD began in 1949 with 743 students across five schools. The Fairview school joined that year after a January 1949 vote. High school students attended classes in Justin until Northwest High School opened in 1951. Newark was added to the district in 1973, extending the district across more of the area’s farm country.

  6. 1961–1988

    Incorporation and a Commuter Town

Haslet incorporated on January 16, 1961, and grew slowly as a small community within commuting distance of Fort Worth.

    More

The city’s official history says the Town of Haslet incorporated on January 16, 1961, becoming the City of Haslet. By the mid-1960s, the Handbook of Texas counted 250 residents and seven businesses. The town sits on Farm Road 156 about sixteen miles northwest of downtown Fort Worth, in the Handbook’s description. Its handful of businesses still served the farms and ranches around the new city.

Growth stayed modest. The Handbook lists 276 residents and five businesses in 1976. Haslet operates as a Type A general-law city under Texas law, according to a 2020 city council staff report. Its position between Interstate 35W and U.S. 287, which both border the city today, set the stage for the change that came next, as farmland nearby turned into an airport and logistics hub.

  7. 1989–1999

    Alliance Arrives Next Door

Fort Worth Alliance Airport opened in 1989, followed by the BNSF intermodal hub and Texas Motor Speedway.

    More

In 1985, the Federal Aviation Administration began looking for a reliever airport in North Texas and approached the Perot family, which owned more than 10,000 acres of undeveloped land in Tarrant and Denton counties. Construction began in July 1988, and Fort Worth Alliance Airport opened on December 14, 1989, billed as the world’s first industrial airport. An American Airlines Boeing 757 was the first plane to land.

State Highway 170 opened in 1992, linking AllianceTexas to DFW Airport. BNSF Railway’s Alliance Intermodal Facility opened in 1994, the same year FedEx broke ground on a $300 million sorting hub at the airport. Texas Motor Speedway hosted its first NASCAR Cup race in April 1997. By 1990, the Handbook described Haslet as a Fort Worth commuter community of 795 residents.

  8. 2000–2015

    Steady Suburban Growth

Haslet grew from 1,134 residents in 2000 to 1,517 in 2010 as homes and industry spread across the Alliance corridor.

    More

The census counted 1,134 residents in 2000 and 1,517 in 2010, when the city covered about 8.17 square miles of land. A runway extension project at Alliance Airport, under construction from 2003, required relocating nearby sections of FM 156 and a BNSF rail line. Haslet’s western edge now borders the airport, which shapes the land uses along that side of the city.

In April 2015, the City Council formally established the Haslet Volunteer Fire Department as a city department. Today it serves Haslet and nearby unincorporated north Tarrant County as a contract provider for Tarrant County Emergency Services District No. 1. The department operates from one station at 1701 S. FM 156 and covers about 19 square miles, answering calls inside the city and across nearby county areas.

  9. 2016–2021

    Planned Neighborhoods and PIDs

The city created six public improvement districts to finance new neighborhoods, and a new zoning code took effect.

    More

Haslet created PID No. 3 for North Glen and PID No. 4 for Regal Ridge in 2016, then PID No. 5 for LeTara and PID No. 6 for Caraway in 2017. A new city zoning ordinance, including Old Town and mixed-use districts, took effect December 2, 2017. The districts pay for streets, utilities and other neighborhood improvements through annual assessments.

The council created PID No. 7 for Watercress on February 3, 2020, covering about 155 acres south of Blue Mound Road, and PID No. 8 for Sweetgrass in 2021. In 2022, ITS Logistics opened a distribution center of more than 1 million square feet at NorthPoint Development’s Intermodal Logistics Center in Haslet, near the BNSF ramp, a preview of the industrial growth still to come.

  10. 2020–2026

Boom Years and a Home Rule Future

Haslet’s population is estimated to have more than doubled since 2020, a logistics campus broke ground, and residents are studying a city charter.

    More

The 2020 census counted 1,952 residents on 8.93 square miles of land. The Census Bureau’s estimate for July 2025 was 5,267. In September 2026, a NorthPoint Development joint venture broke ground on the first 1-million-square-foot building of Intermodal Logistics Center West, planned for 8.4 million square feet in nine buildings on 1,000 acres. The 2025 estimate is about 167 percent above the April 2020 estimates base.

The campus has an estimated total investment of $750 million, with BNSF providing rail connections. Civic life is changing too. A Home Rule Charter Commission held its first meeting on February 6, 2026, adopted bylaws in March and scheduled a December 2, 2026 town hall on a proposed form of government. Any charter must be approved by voters at an election.

Compiled from the Texas State Historical Association Handbook of Texas, the City of Haslet’s history and public improvement district records, the Texas Historical Commission, Northwest ISD history, AllianceTexas and Perot Field histories, U.S. Census counts and estimates, and regional reporting. Where sources conflict, both versions are noted rather than resolved. The Handbook dates the railroad’s arrival to 1883; the city’s naming story dates it to 1886. The “has let” naming story is local tradition; the Handbook credits the name to the railroad contractor’s Michigan hometown, which the city identifies as Haslett, Michigan. Some secondary sources describe a council-manager government; a 2020 city staff report describes Haslet as a Type A general-law city. No Texas Historical Commission marker for Haslet itself was found; the 1865 Indian Creek Raid marker (No. 5280) is nearby. Population figures are total counts from the Handbook of Texas and the U.S. Census Bureau; the 2025 figure is a Census Bureau estimate. Beyond the Zone Programs

Early College, CTE & Pre-K

  • Steele Early College HS
  • Dual credit

District programs

Northwest ISD runs Steele Early College High School, career and technical education academies, AP, dual credit and OnRamps courses. Pre-K is offered free for eligible families and on a tuition basis for others, including at Hicks Early Childhood Center.

The school tax, in dollars

Northwest ISD’s 2026 rate is $1.0638 per $100, down from $1.2920 in 2021. On a $700,000 homestead, after the $140,000 state school exemption, the school share is about $5,957 a year.

Owners 65 and older get another $60,000 off, plus a school tax ceiling. The full bill, with city and county, is in the equity section.

High school zones are changing

Davis High School opens in August 2027. The October 2026 proposal sends the whole Haslet Elementary zone to Davis, along with other areas.

It’s a proposal until the board votes in November 2026. If the high school matters to you, check the final map before you buy.

The rating, said plainly

Northwest ISD earned a B, a score of 82, for 2025–26, after a B (81) for each of the two years before.

Voters approved a tax rate election in November 2025 that the district said would help lower class sizes and fund pay, after rejecting one in 2024.

Growth means new campuses

The district expects about 46,000 students within ten years, so new schools and boundary changes are part of life here.

Boundaries for 2026–27 were approved in January 2026 as new campuses opened. Confirm your zoned schools by address each time you look.

Accountability ratings are intentionally not shown on the campus cards. They change every year and are described above as district-level context only; use TXschools.gov for current ratings. Ratings referenced: Northwest ISD B, score 82, for 2025–26 (Community Impact, August 17, 2026; confirm whether TEA labels it preliminary), and B, 81, for 2024–25 and 2023–24. Campus assignment must be confirmed by address with Northwest ISD’s attendance-boundary tool. The 2027–28 high school boundaries, including Davis High School, were proposed in October 2026 and were pending a November 2026 board vote at the time of writing. Whether any 76052 addresses fall in Keller ISD was not confirmed. School tax figures use Northwest ISD’s 2026 adopted rate of 1.0638 ($0.6428 maintenance and operations and $0.4210 debt service) from the Tarrant County Tax Office truth-in-taxation summary; some district pages still show an older rate. The state school homestead exemption is $140,000, with an additional $60,000 for owners 65 and older or disabled. Enrollment and projections come from Community Impact and the district’s 2025–26 improvement plan. Haslet Elementary’s 1992 opening is from the district; Eaton’s 2015 opening is from secondary sources. Private and charter schools were not verified to publication standard and are not listed. How’s the Haslet Housing Market?

Median Sales Price

The middle sale each month in Haslet as reported to NTREIS. With so many new homes in the mix, the line moves with which neighborhoods closed, not just with values.

Read this line first

A Haslet mailing address is not the same as the City of Haslet. Redfin put the city median near $733,000, while the wider 76052 ZIP, much of it in Fort Worth, ran closer to $430,000 in September 2026. Make sure you are comparing the same area.

For sellers

Your competition is often a builder. Builders in LeTara, NorthGlen and Sweetgrass offer rate buydowns and closing help, so price against their quick move-in homes, not just against last spring’s resales.

For buyers

Look past the price to the monthly cost. Most new Haslet neighborhoods carry a PID assessment of roughly $2,400 to $2,900 a year on top of property taxes and HOA dues. Ask for the payoff amount before you compare homes.

Charts supplied by NTREIS via 10K Research and Marketing and update automatically. Data reflects residential activity reported to the MLS and may be revised as late-reported sales come in. The charts cover the City of Haslet as defined in NTREIS; homes with a Haslet mailing address outside city limits may not be included. Comparison figures are from Redfin (City of Haslet median, about $732,700) and portal data for ZIP 76052 (about $430,000, 102 days on market, September 2026); portals use different methods. PID assessment ranges are from the City’s 2025–2026 service and assessment plans and vary by lot. Builder incentives change often. Federal house price index growth, indexed to the purchase year, where the purchase year equals 100.

Big gains, then a plateau

Haslet runs on Tarrant County’s federal home price index, which rose about 106 percent from 2015 to 2025 and about 45 percent since 2020.

Most of that came in 2021 and 2022. Since 2023 the index has barely moved, up about half a percent in 2025.

A plateau, not a fall. Equity built in the last few years came mostly from paying down the loan, not from price growth.

Why $733,000

The anchor is Redfin’s Haslet city median sale price: about $732,734 for the three months ending September 2026, up 13.6 percent on the year.

That’s homes inside city limits, mostly newer and larger. The wider 76052 mailing area, mostly in Fort Worth, runs closer to $395,000 on Zillow’s index.

Own in a 76052 neighborhood outside the city? Type in what you paid. The growth rate still applies.

Same address, a $2,000 difference

On a $733,000 homestead at 2026 rates, a home inside Haslet city limits pays about $11,300 a year before any PID.

The same home with a Haslet address but inside Fort Worth city limits pays about $13,300, because Fort Worth’s city rate is roughly double Haslet’s.

In Haslet’s PID neighborhoods, add the PID installment on top. Get it from the tax certificate.

Financing notes

Freddie Mac’s 30-year fixed average was 7.32 percent on October 22, 2026, with the 15-year at 6.68 percent.

The 2026 conforming limit is $832,750, and the Tarrant County FHA limit is $563,500, below the Haslet city median.

Homes take time to sell here: about 102 days on Redfin, with about half of listings cutting price. That’s room to negotiate.

Growth rates are the FHFA All-Transactions House Price Index, annual values 2009 through 2025: Tarrant County, Texas (FRED series ATNHPIUS48439A, base 2000 equals 100, released 31 March 2026), the State of Texas (TXSTHPI) and the United States (USSTHPI). State and national figures are annual averages of published quarters. The Tarrant County series recorded 146.87 in 2015 and 301.99 in 2025, a rise of about 106 percent, and rose about 0.5 percent in 2025. FHFA describes county indices as developmental and subject to revision. The prefilled dollar figures are derived, not published: they apply the Tarrant County index to an anchor of $733,000, rounded from Redfin’s Haslet city median sale price of $732,734 for the three months ending September 2026 (63 September sales, 102 median days on market, 96.6 percent sale-to-list in August 2026, about 50 percent of listings with price drops). Zillow’s Haslet and 76052 values (about $385,000 to $395,000, July 2026) appear to cover the wider mailing area, much of it in Fort Worth city limits, and describe different housing. Entering your own purchase price replaces the estimate entirely. Tax examples use 2026 adopted rates reported to the Tarrant County Tax Office: City of Haslet 0.361379 (above its listed voter-approval rate of 0.357797; confirm with the city), Fort Worth 0.70565, Northwest ISD 1.0638, Tarrant County 0.186, JPS Health Network 0.159 and Tarrant County College 0.12, with a 20 percent city, county and hospital homestead exemption, the $140,000 school exemption and TCC’s $5,000 exemption (2025 exemption schedules; confirm for 2026). Fort Worth homes may also pay the Tarrant Regional Water District. PID installments are excluded; 2026 PID amounts were not confirmed. The index is built from conforming loans and excludes jumbo lending and all-cash purchases. Equity figures assume a 30-year fixed mortgage at that year’s Freddie Mac annual average rate, held to today, with no refinancing, no extra principal and no additional borrowing, and exclude closing costs, property taxes, insurance, maintenance, improvements and selling costs. Freddie Mac rates are from the October 22, 2026 survey; the FHA limit should be confirmed on HUD’s lookup. This is an illustration for general reference, not an appraisal, a comparative market analysis, a valuation or investment advice. Past appreciation does not predict future appreciation. A Small City With 73,000 Jobs Next Door

Haslet sits right next to AllianceTexas, about 15 minutes from Alliance Town Center and Texas Motor Speedway and under half an hour from downtown Fort Worth. It’s a small city of about 5,300 residents with larger lots and newer homes, surrounded by one of the region’s biggest job centers and its trucks, trains and airport.

Next door to 73,000 jobs

AllianceTexas sits right next to Haslet. Its developer counts 602 companies and 73,134 direct jobs across 27,000 acres as of February 2026.

More is coming: Carrier announced a $600 million-plus manufacturing and engineering center with about 1,500 jobs, expected in 2027.

Alliance Town Center is about 15 minutes from City Hall, without touching downtown traffic.

Check the city line first

Haslet is a city of about 5,300 residents, but the 76052 mailing area is far bigger. The city itself lists Sendera Ranch, Northstar, Wellington and Willow Springs among the subdivisions outside its limits.

That changes your utilities, taxes and rules. The city provides water and trash only inside city limits.

Look the address up on the Tarrant Appraisal District site. If “City of Haslet” isn’t a taxing entity, it’s not in the city.

Trucks, trains and an airport overlay

Logistics is growing fast. In September 2026, work began on the first 1-million-square-foot building of NorthPoint’s 8.4 million-square-foot Intermodal Logistics Center West, beside BNSF’s intermodal yard.

Haslet’s zoning includes an Alliance Airport Overlay that limits some land uses near the airport.

Look at the zoning and the FAA-accepted Alliance noise map for any address you’re considering.

Small-city services, said plainly

Haslet contracts with the Tarrant County Sheriff’s Office for police rather than running its own department.

The Haslet Fire Department at 1701 FM 156 South is a combination paid and volunteer department, and Fort Worth Fire Department EMS provides ambulance service by city ordinance.

There’s no public transit in Haslet, so plan on driving.

Roads being rebuilt

TxDOT is rebuilding US 81/287 frontage roads and intersections from I-35W to Harmon Road, a $75.9 million project estimated to finish in January 2028.

A larger widening toward Avondale-Haslet Road has been planned, but its construction timing wasn’t confirmed.

Expect extra traffic on race weekends near Texas Motor Speedway.

Room to breathe, with rules to match

Many Haslet neighborhoods have larger lots, and the city allows up to 25 chickens or other fowl per lot, with pens set back from neighbors.

Five newer subdivisions carry PID assessments on top of taxes, so get the amount before you compare payments.

Homes inside city limits sold for a median of about $732,700 in the three months ending September 2026, taking about 102 days. That’s room to negotiate.

Drive times are estimates measured from Haslet City Hall at 101 Main Street along typical routes using mapping estimates. They are not drawn from a live traffic source, should be treated as accurate to within about five minutes, and should be checked against a live map before you rely on them. No rush-hour figures are given. AllianceTexas figures are from Hillwood’s February 2026 fact sheet; the Carrier project is from Fort Worth Inc. (October 22, 2026); the Intermodal Logistics Center West figures are from Connect CRE (September 25, 2026). Subdivisions outside city limits are from the City of Haslet’s utility accounts page. Police, fire and EMS arrangements are from Tarrant County, the Texas A&M Forest Service fire department profile and city ordinance (Ord. 025-2024). No Trinity Metro service to Haslet was confirmed. The US 81/287 frontage road project and its estimated completion are from Community Impact (October 15, 2026) and a state filing; main-lane widening dates were unconfirmed. The fowl rule is from the city code (Art. 2.06). Market figures are Redfin’s for Haslet city limits, three months ending September 2026; the wider 76052 ZIP code trades at much lower prices. Population is the Census Bureau’s Vintage 2025 estimate (5,267). Bobby Franklin, REALTOR®, TREC #0805459, Legacy Realty Group – Leslie Majors Team.

North Texas Market Insider™ · Haslet FAQ

Haslet Frequently Asked Questions

Answered with verified specifics, including why a Haslet address isn’t always Haslet, the five PID neighborhoods, the airport overlay and the new high school coming in 2027.

01Is Haslet in Tarrant County or Denton County?

Mostly Tarrant County, with a small part in Denton County. Most Haslet homes are appraised by the Tarrant Appraisal District and pay Tarrant County, the JPS hospital district and Tarrant County College taxes.

Haslet sits about sixteen miles northwest of downtown Fort Worth, right next to AllianceTexas, which also spans both counties. The county line matters because it decides which appraisal district values your home, where you protest that value and which county taxes appear on your bill.

Before you make an offer, look the parcel up on the Tarrant Appraisal District or Denton Central Appraisal District website. The record lists every taxing unit for that address, so you know exactly what you will pay.

02Is every Haslet, TX 76052 address inside Haslet city limits?

No, and it’s the most important thing to check. The city has about 5,300 residents, but the 76052 mailing area is far larger. The city itself lists subdivisions outside its limits, including Sendera Ranch, Northstar, Wellington, Willow Springs and Songbird Estates.

Those homes are in Fort Worth or unincorporated Tarrant County. That changes who provides water and trash, which city tax you pay and which rules apply.

The simple test: look the address up on the Tarrant Appraisal District site. If “City of Haslet” isn’t listed as a taxing entity, the home isn’t in the city, and the city won’t provide its water or trash service.

03What school district serves Haslet?

Northwest ISD, the district Haslet helped found in 1948. It serves the City of Haslet and nearly all of the 76052 mailing area, and it earned a B (82) rating for 2025–26.

Big change ahead: Davis High School opens in August 2027 as the district’s fourth comprehensive high school. The district’s October 2026 proposal would send the entire Haslet Elementary attendance zone there. Trustees plan a final vote in November 2026, so the map isn’t final yet.

Campus assignments can shift as new schools open. Confirm the elementary, middle and high school for any address with Northwest ISD’s attendance-boundary tool before you buy.

04What are property taxes in Haslet?

For 2026, the City of Haslet adopted $0.361379 per $100 of value. Add Northwest ISD at $1.0638, Tarrant County at $0.186, the JPS hospital district at $0.159 and Tarrant County College at $0.12, for roughly $1.89 per $100 before exemptions.

Homestead, over-65 and disability exemptions lower the taxable value; the state school homestead exemption is $140,000. On a $733,000 homestead, the total comes to about $11,300 a year before any PID.

Homes with a Haslet address inside Fort Worth pay Fort Worth’s higher city rate instead, about $2,000 more a year on that same home. Confirm every rate on the parcel’s appraisal record.

05What is a PID, and which Haslet neighborhoods have one?

A public improvement district, or PID, pays back the cost of a neighborhood’s streets, water lines and other infrastructure through an annual assessment billed on top of property taxes, due January 31.

Haslet posts plans for five active districts: North Glen, LeTara, Caraway, Watercress and Sweetgrass. Principal assessments run roughly $21,000 to $37,000 per lot, depending on lot type and phase, paid in yearly installments. One North Glen lot type’s 2026 installment is about $2,679.

The assessment stays with the property when it sells. Ask for the seller’s PID disclosure, the current installment and the payoff amount, which you can often pay early, before you compare monthly payments.

06How do I start water, sewer and trash service in Haslet?

Inside city limits, the City of Haslet bills water, sewer and trash together. Apply through the city’s online residential application with a copy of your ID and a $100 deposit, paid online, in person or by phone at 817-439-5931, extension 100.

The city does not serve homes outside its limits, so check the Tarrant Appraisal District record first; if “City of Haslet” isn’t a taxing entity, another provider serves that address.

For a water or sewer emergency, call Public Works at extension 121 on weekdays, or 817-229-9640 after hours. Rates are posted on the city’s water and sewer rates page.

07When is trash, recycling and bulk pickup in Haslet?

Republic Services collects for the city. Trash and recycling go out every Wednesday, and brush and bulk items are picked up on the first and third Wednesday of each month.

Household hazardous waste and electronics are collected monthly from your porch, but you need to request it ahead of time. If your pickup is missed, call Republic at 800-333-7301 by the next day so they can come back.

These services are for homes inside city limits. If your Haslet-address home is in Fort Worth or unincorporated Tarrant County, your trash provider and schedule will be different, so check with the seller or your new city.

08Who provides electricity and gas in Haslet?

It depends on the address. Tri-County Electric Cooperative lists Haslet among the cities it serves in whole or in part; co-op members can’t shop for a retail provider. Other parts of the 76052 area are listed with Oncor as the delivery utility, where you choose a retail provider on the state’s Power to Choose site.

Natural gas in the area is generally Atmos Energy, but service varies by street, and some homes are all-electric.

For internet, check the FCC National Broadband Map by address. Ask the seller for recent utility bills, which show the actual providers and what a summer month really costs.

09Does Haslet have its own police department?

No. Haslet contracts with the Tarrant County Sheriff’s Office, whose Patrol Division provides police service to two contract cities, Haslet and Edgecliff Village. The county renews the agreement each year; the renewal for fiscal 2027 was on the Commissioners Court agenda in September 2026.

For anything urgent, call 911. For non-emergencies, the sheriff’s office line is 817-884-1213.

Homes with a Haslet address in Fort Worth or unincorporated Tarrant County are served by those agencies instead, which is one more reason to confirm the city line on the appraisal record before you buy.

10Who provides fire and ambulance service in Haslet?

The Haslet Fire Department, also called Haslet Fire Rescue, operates from 1701 FM 156 South. It’s a combination paid and volunteer department, and it serves Haslet and nearby unincorporated areas under a contract with Tarrant County Emergency Services District No. 1.

Ambulance service inside city limits comes from Fort Worth Fire Department EMS, the city’s exclusive provider under an ordinance adopted in October 2024. In an emergency, call 911.

The fire chief also oversees burn permits and can declare burn bans, so check before burning brush, especially on larger lots during dry, windy weather.

11How do I sign up for Haslet emergency alerts?

Sign up for the city’s Notify Me service on haslet.org, where you choose text or email alerts for the topics you care about. The city also keeps an emergency alert and road closure page and an online Alert Center for weather and city notices.

Haslet has outdoor warning sirens for severe weather, but they’re meant for people outdoors, so don’t rely on them inside the house.

Tarrant County’s Send Word Now system covers unincorporated areas only. If your Haslet-address home is outside city limits, sign up with the county or your city instead, and keep a weather radio for overnight storms.

12Do I need a permit for a fence, pool or shed in Haslet?

Usually, yes. New or replacement fences need a $50 permit; small repairs under half the fence in a year are exempt. Pools and spas need a permit too, with in-ground fees based on project value and above-ground pools at $50.

Sheds, including portable ones, plus gazebos, carports and patio covers need permits, as do retaining walls over 4 feet. Check setbacks with Building Inspections before you place a small shed.

Apply through the city’s iWorQ permit portal. Request inspections by emailing [email protected] by 4 p.m. for the next business day. Contractors must register with the city before pulling permits.

13Can I keep chickens or livestock in Haslet?

Chickens, yes. City code allows up to 25 chickens or other fowl per lot in residential areas, as long as pens sit at least 50 feet from neighboring homes, churches, schools and care facilities.

Larger animals are a different story. City code addresses grazing animals by lot size, with tighter rules on smaller lots and a manure management plan on some properties. Confirm the current livestock rules with the city before you buy for horses or cattle.

HOA rules can be stricter than city code, so read the deed restrictions in any subdivision you’re considering, especially if animals are part of your plans.

14Are short-term rentals allowed in Haslet?

Yes, with rules. Owners must register with the city before renting, at $300 a year, and the rental must be the owner’s primary residence.

The owner names a local contact within 20 miles and passes an inspection. Occupancy is capped at 10 people, events are prohibited, and owners must collect and pay hotel occupancy tax.

That primary-residence rule means buying a Haslet home purely as a vacation-rental investment won’t work inside city limits. HOAs may add their own limits, so check deed restrictions too, and confirm the current ordinance with the city before you count on rental income.

15Are fireworks or outdoor burning allowed in Haslet?

Fireworks: no. Making, using, selling or storing fireworks inside city limits is prohibited, except for permitted public displays like the city’s own Independence Day show in June.

Burning has limits. Recreational fires must use natural wood only, in a pile no larger than 3 feet across and 2 feet high. Other burning allowed by state environmental rules needs a $25 city permit approved by the fire chief or fire marshal.

The fire chief can declare a burn ban during dry conditions, so check the city’s alerts before you light anything, even a small brush pile on a larger lot.

16Where is the Haslet Public Library, and who can get a card?

The library is at 100 Gammill Street, next to John Gammill Park. It’s open Monday 9 a.m. to 7 p.m., Tuesday through Friday 9 a.m. to 5 p.m., and Saturday 9 a.m. to noon, and closed Sunday. The phone is 817-439-4278.

Texas residents 18 and older can get a card with photo ID and proof of a current Haslet address. The library belongs to the MetroShare consortium, so cards from member cities work here too.

There’s a study area and a meeting room for nonprofit groups of five or more; book the room at least 48 hours ahead.

17What parks and trails are in Haslet?

Haslet Community Park, at 301 1st Street, has an 18-hole disc golf course, sand volleyball, basketball, a large pavilion and a playground, plus lower and upper trails of half a mile and a quarter mile. The city’s TAP Trail runs 1.4 miles.

John Gammill Park, at 101 Gammill Street beside the library, has a pavilion and a fenced all-abilities play area. Nance Field, on Schoolhouse Road, has baseball fields.

Parks are open 6 a.m. to 10:30 p.m. daily. The city doesn’t rent its park facilities, and the park hosts most city events.

18Is Haslet near Alliance Airport, and is there an airport overlay?

Yes, it’s right next door. Haslet’s zoning includes an Alliance Airport Overlay, adopted in 2017, with an airport height control area and an airport development zone.

Inside that development zone, new homes (other than airport-related housing), new schools, child care centers and hospitals are prohibited, and new or substantially altered buildings need an overlay permit.

Haslet’s code doesn’t include noise-level figures. The FAA accepted Fort Worth’s Alliance noise exposure map in December 2021, so review that map and the overlay boundary for any address you’re considering, and visit at different times of day to hear flight and rail activity yourself.

19What’s being built near Haslet?

A lot of logistics. In September 2026, a NorthPoint Development partnership began the first 1-million-square-foot building of Intermodal Logistics Center West in Haslet, planned for 8.4 million square feet across nine buildings and 1,000 acres, served by BNSF’s intermodal yard.

Next door, AllianceTexas counts 602 companies and 73,134 direct jobs, and Carrier plans a $600 million-plus manufacturing center there, expected in 2027.

City hearings on more industrial site plans were scheduled for late October and early November 2026. Check the zoning and site plans around any lot before you buy, and expect more truck traffic on area roads.

20What is Haslet’s home rule charter, and when is the town hall?

Haslet is a general-law city with a mayor-council government, which means it can only do what state law specifically allows. A home rule charter would let residents write their own form of government.

A Home Rule Charter Commission formed in February 2026 and adopted bylaws in March. It will present its proposed form of government at a town hall on Wednesday, December 2, 2026, at 7 p.m. at the Haslet Community Center, 105 Main Street, and residents can submit questions online.

Once finished, the charter goes to voters at an election, and a simple majority adopts it. No election date had been set as of October 2026.

Answers were verified as at October 2026 from the City of Haslet and its code of ordinances, Haslet utility and library pages, the Tarrant County Sheriff’s Office, Tarrant County and its truth-in-taxation summary, Northwest ISD, Tri-County Electric Cooperative, the Federal Register, Census QuickFacts, Hillwood’s AllianceTexas fact sheet, Connect CRE, Fort Worth Inc. and Community Impact. Tax figures use 2026 adopted rates reported to Tarrant County; Haslet’s adopted rate exceeds its listed voter-approval rate, so confirm with the city. Exemption amounts other than the state school homestead exemption should be confirmed with the appraisal district for 2026. PID figures come from the city’s posted service and assessment plans; 2026 updates were not located. Electric and gas providers vary by address and were drawn partly from secondary sources. The livestock rule summary should be confirmed with the city; the code compilation reviewed runs through Ordinance 020-2025. Davis High School boundaries were proposed and pending a November 2026 vote. No home rule charter election date had been set. Before You BuyFive checks

The Haslet Routine

About twenty minutes

One, the appraisal record: is “City of Haslet” a taxing entity? Two, the water provider, city, Fort Worth or a well. Three, any PID and its payoff.

Four, the zoning and site plans nearby, including the Alliance Airport Overlay. Five, the school boundaries for the address.

Verified October 2026 against the City of Haslet, the Tarrant County Sheriff’s Office, Tarrant County, the Tarrant Appraisal District, Tri-County Electric Cooperative, Oncor, Atmos Energy, the City of Fort Worth, Republic Services, P3Works, Northwest ISD, the U.S. Postal Service and the hospitals. Phone numbers, addresses, hours, fees and providers change; confirm anything you intend to rely on. Conflicting details found: city pages list Public Works hours ending at both 4:30 and 5 p.m.; county pages list the sheriff’s non-emergency line as 817-884-1213 and 817-884-1212; the fire department has a second number in circulation (817-439-1683); city pages list the fire insurance rating as both Class 3 and Class 5; an older city FAQ lists bulk pickup on the first Wednesday only. Services listed for the City of Haslet apply inside city limits only. Water providers for Haslet-address homes outside the city vary and were not confirmed for every subdivision. Republic Services, Texas Health Alliance and the Haslet post office numbers come partly from directory listings. Ambulance billing contacts were not confirmed. Denton County parcels use the Denton Central Appraisal District. Listings are for general local reference and are not endorsements; I receive no compensation from any organization named. North Texas Market Insider™ · Your Local Expert

Your Haslet Real Estate Expert

Haslet is a small city with a big mailing address. Most homes that say “Haslet” aren’t in the city, the newer neighborhoods carry PIDs, and one of the region’s biggest job and logistics hubs is right next door. Here’s what I check on every Haslet home before my clients make an offer.

Bobby Franklin, REALTOR® TREC #0805459 Legacy Realty Group – Leslie Majors Team NTREIS MLS Access
01

A Haslet Address Isn’t Always Haslet

The city has about 5,300 residents, but the 76052 ZIP code holds roughly 13 times as many people. The city itself lists Northstar, Sendera Ranch, Wellington and the Willow Springs neighborhoods as outside its limits. That decides your water and trash provider, your permits and your city tax rate. My first move on any Haslet home: pull the Tarrant Appraisal District record and look for “City of Haslet” as a taxing entity.

02

Know Your Water Before You Write an Offer

Inside city limits, the City of Haslet provides water, sewer and trash. Outside it, the answer changes by neighborhood. A builder sheet for Northstar lists the City of Fort Worth for water and sewer, and some Willow Springs listings show private wells and aerobic septic systems. On acreage, I ask for the well and septic records, and I make sure the buyer knows who sends the water bill.

03

PIDs: Read the Notice, Get the Payoff

Haslet’s newer neighborhoods use public improvement districts to pay for streets and utilities, billed on top of property taxes every January. Principal assessments have run roughly $21,000 to $37,000 per lot. Texas law requires the seller’s PID notice; I go further and get the current installment and a payoff quote from P3Works before we compare monthly payments.

04

Your Industrial Neighbors Are Growing

Haslet sits next to AllianceTexas and BNSF’s intermodal yard. In September 2026, work began on the first 1-million-square-foot building of an 8.4 million-square-foot logistics campus in Haslet, and more industrial site plans were up for hearings on October 27 and November 2, 2026. Before you buy, I’ll pull the zoning and site plans around the lot and check the Alliance Airport Overlay.

05

High School Lines Are Being Redrawn

Northwest ISD opens Davis High School in August 2027, and the October proposal would send the entire Haslet Elementary zone there. The board is scheduled to vote on Monday, November 9, 2026. If the high school matters to your family, we check the final map for the exact address, not the neighborhood name, before you commit.

06

Two Price Stories, One ZIP Code

Inside city limits, Redfin’s median was about $732,700 for the three months ending September 2026, up 13.6 percent. Across the wider 76052 ZIP code, it was about $430,000. Homes in the city took about 102 days to sell, and about half the listings cut their price. That’s leverage for buyers, and a pricing lesson for sellers.

07

Haslet’s Government May Change

Haslet is a general-law city today. A Home Rule Charter Commission will present its proposed form of government at a town hall on Wednesday, December 2, 2026, at 7 p.m. at the Haslet Community Center. A charter would go to voters before taking effect. It’s worth watching if you’re buying for the long term, and I’ll keep my clients posted.

Five things worth knowing before you start looking here

Check the appraisal record for “City of Haslet” to know your city, utilities and tax rate. Second, confirm the water provider: the city, Fort Worth or a well. Third, get the PID installment and payoff in any newer neighborhood. Fourth, look at the zoning and site plans nearby, including the airport overlay. Fifth, confirm the school boundaries by address after the November 2026 vote.

Financing — three lenders I trust

Andrew Bryan Miramar Mortgage andrewthelender.com
Jennifer Nelson, mortgage loan officer with Eustis Mortgage
Jennifer Nelson Eustis Mortgage eustismortgage.com
Taylor Fruge, mortgage loan officer with Lower Mortgage
Taylor Fruge Lower Mortgage lower.com

Three Haslet-specific things to raise with all three. Make sure your escrow uses the right city: a Haslet-address home in Fort Worth pays Fort Worth’s higher city rate. In a PID neighborhood, confirm the PID installment is in the escrow figure, not just the HOA. And the Tarrant County FHA limit is $563,500, below the city’s median sale price, so compare FHA and conventional early. I recommend these lenders based on their expertise and service. I do not receive compensation for referrals.

Ready to talk, or just have a question?

Either is fine. I answer my own phone, and you won’t get routed to a call center or handed to a junior agent. Send me an address and I’ll tell you whether it’s really in Haslet, who supplies the water, whether a PID applies, what’s planned nearby and which schools it’s zoned for.

Information on this page is provided for general reference and is not legal, tax, insurance, environmental or lending advice. The list of subdivisions outside city limits is from the City of Haslet’s utility page; water providers outside the city vary, and the Northstar and Willow Springs details come from a 2022 builder information sheet and MLS listings rather than the utilities themselves. PID figures come from the city’s posted service and assessment plans; 2026 updates were not located. Industrial hearing dates are from city public notices; outcomes were not available as of October 26, 2026. The Northwest ISD boundary vote date is as scheduled and may change. Market figures are Redfin’s for Haslet city limits (three months ending September 2026) and for the 76052 ZIP code (September 2026). The FHA limit should be confirmed on HUD’s lookup.
