The tax bill, line by line

The City of Azle adopted $0.6756288 per $100 for 2026, up from $0.6246927. Azle ISD’s rate was $1.085 in 2025; the 2026 rate wasn’t confirmed.

Inside the city on the Tarrant side, add Tarrant County $0.186, JPS $0.159 and TCC $0.12 for about $2.23 per $100.

On the Parker side, Parker County, its hospital district and Weatherford College replace those, for about $2.19 at 2025 county rates. Check the parcel’s appraisal district.

An Azle address isn’t always Azle

The 76020 ZIP code holds about 2.5 times the city’s population, reaching into unincorporated Tarrant, Parker and Wise counties and other towns.

Outside city limits, you pay county taxes only but usually get no city water, sewer or trash.

On the Tarrant or Parker appraisal record, look for “City of Azle” as a taxing unit.

Acreage and the lake need extra homework

Rural tracts usually rely on septic systems and private wells or a water supply corporation. Get both inspected.

First Street data on Redfin rates Azle’s flood risk as minor overall, with about 1 percent of properties at severe risk over 30 years.

Check FEMA maps near Ash Creek, Walnut Creek and the lakeshore, and confirm dock rules on the water.

A buyer-leaning market

Redfin’s median sale price was about $313,800 for the three months ending August 2026, down 1.3 percent, with homes taking about 69 days to sell, up from 33.

Zillow’s typical value was about $335,500, down 0.7 percent.

Builders are competing with resale near $300,000, so ask about incentives on new homes.

City-limits status for Sandy Beach, Azle Grove, Stone Eagle, Lakeview Heights and Oak Harbor should be confirmed by parcel on the Tarrant Appraisal District or Parker CAD record. Pelican Bay is a separate city. Tax figures: City of Azle 0.6756288 (FY2026–27, cityofazle.org); Azle ISD 1.085 (2025 rate; the 2026 rate was not confirmed); Tarrant County 0.186; JPS 0.159; Tarrant County College 0.12; Parker County 0.285070 (2025), plus a Parker hospital district levy of 0.08407 and Weatherford College 0.106087 (2025, per the City of Azle, corrected for a typo in the road levy). Historic Roots That Drive Modern Community

The Story of Azle

From a Cross Timbers Settlement and a Doctor’s Middle Name to the Gateway to Eagle Mountain Lake

  1. Before 1846

    Cross Timbers Creeks

Azle grew up in the wooded Cross Timbers, along Ash, Silver and Walnut creeks near the West Fork of the Trinity River.

    More

Azle sits in the wooded Cross Timbers of north central Texas, near the West Fork of the Trinity River. Long before Anglo settlement, Native American peoples hunted and traveled through the creek bottoms. The Azle Schools historical marker notes that early classes were sometimes interrupted by frontier conflict in the 1850s and 1860s, a reminder that this was contested frontier country for many years.

Settlers from Tennessee, Arkansas, Missouri and Kentucky took up land along Ash Creek, Silver Creek and Walnut Creek. According to local tradition recorded on the Azle Schools marker, pioneer J.G. Reynolds started the first area school in the 1850s, holding classes in log cabins and later in the Ash Creek Baptist Church building. Reynolds also ran an early grist mill, according to the Ash Creek Cemetery marker.

  2. 1846

    A Young Doctor Arrives

The Handbook of Texas dates the first recorded settlement to 1846, when Dr. James Azle Steward moved into a cabin here.

    More

The Handbook of Texas dates the first recorded settlement to 1846, when a young doctor named James Azle Steward, sometimes spelled Stewart, moved into a cabin built by a Dutchman named Rumsfeldt. A Tennessee native, Steward and his wife, Mary E. Fowler Steward, were among the area’s early settlers. A Texas Historical Commission marker describes him as a well-known, respected pioneer physician.

Steward helped shape the community’s institutions. He and John Giles Reynolds each donated an acre to establish Ash Creek Cemetery, whose oldest known graves date to 1874. Azle Christian Church was built on land Steward donated. He lived from 1831 to 1889 and is buried at Ash Creek Cemetery, which became a Recorded Texas Historic Landmark in 1985 and is still in use today.

  3. 1881–1883

    From O’Bar to Azle

A post office opened as O’Bar in 1881, and the town took the name Azle in 1883.

    More

The community’s first post office opened in 1881 under the name O’Bar, honoring the man who secured postal service. In 1883 the name changed to Azle, Dr. Steward’s middle name, after he donated land for a townsite. The Texas Almanac also lists earlier associated names, Fowler’s Store and Shell Rock, and the Steward marker notes the settlement went by several names over the years.

The post office first operated inside a store. A later postmaster moved it to a frame building at 141 W. Main, where it stayed from 1916 to 1953, and for a time it also housed a small public library. A larger postal facility opened in the early 1970s. The Azle Post Office historical marker, erected in 1979, stands near 124 W. Main Street.

  4. 1871–1920s

    Churches, Schools and Farm Fields

Churches and rural schools took root, and farming and dairies shaped Azle’s early economy.

    More

Ash Creek Baptist Church dates to 1871, and First Methodist Church of Azle was organized in 1895 with 15 charter members. Azle Christian Church grew from worship services held in the 1880s on land Steward donated, and each now carries a Texas Historical Commission marker. The Azle schools grew by consolidating nearby rural schools, including Promised Land, Steele, Slover, Liberty, Briar and Bluff Springs.

Azle’s economy was agricultural. Farmers raised wheat, corn, peanuts, sorghum and cotton, along with melons, peaches, plums and pears. In the early twentieth century, dairy farming grew in importance, with local milk sold to Fort Worth creameries. The 1920 census recorded 150 residents. None of the sources reviewed documents rail service to Azle, so its growth came to depend on the highway.

  5. 1930–1934

    A Highway and a Lake

State Highway 34, today’s SH 199, reached Azle by 1933, and Eagle Mountain Lake began filling in 1934.

    More

By 1933, State Highway 34, later State Highway 199, the Jacksboro Highway, had reached Azle from Fort Worth, which the Handbook of Texas says greatly improved travel between the town and the city. Electricity reached Azle and the surrounding countryside in the late 1930s. Over the following decades, farm fields gradually gave way to housing developments as Fort Worth commuters moved out.

The water district that is today’s Tarrant Regional Water District began building Eagle Mountain Dam on the West Fork of the Trinity on January 23, 1930. The dam was completed on October 24, 1932, and the reservoir began filling on February 28, 1934. The lake lies east of Azle, which later adopted the nickname “Gateway to Eagle Mountain Lake.” The lake still shapes where people live and play around town.

  6. 1942–1946

    Wartime Wings on the Lake

During World War II, the Marines built an air station on Eagle Mountain Lake’s eastern shore.

    More

In 1942 the U.S. Marine Corps bought about 2,931 acres of former ranch land on the eastern shore of Eagle Mountain Lake. Construction began in July 1942, and Marine Corps Air Station Eagle Mountain Lake was commissioned on December 1, 1942. The station was planned as a home for the Marine Corps glider program and had a seaplane ramp into the lake.

When the glider program was canceled in 1943, the station became a Naval Air Station. It returned to Marine control in 1944 and hosted the Marine Corps’ first night-fighter group before going into caretaker status in December 1946. The site, across the lake from Azle, is now a private airfield. These details come largely from military-history compilations and from Star-Telegram archival coverage of the base.

  7. 1954–1971

    Becoming a City

Azle incorporated on April 23, 1957, and adopted a home-rule charter in 1971.

    More

A hospital has served Azle since 1954, according to Texas Health Resources; today it is Texas Health Harris Methodist Hospital Azle, on the Jacksboro Highway. On April 23, 1957, Azle incorporated as a general-law city. The Handbook of Texas says the population grew from about 800 in 1940 to 2,696 in 1960; the Texas Almanac lists 2,969 for 1960, so the exact figure varies by source.

By 1969 Azle had reached about 5,000 residents, enough to qualify for home rule, and it adopted the council-manager form of government. The city’s home-rule charter was adopted in 1971. Azle’s public library opened on Main Street on April 4, 1964, and moved into the 1936 Nation family rock building at 124 W. Main in 1966, staying until the mid-1970s.

  8. 1976–2015

    Museum, Library and Earthquakes

The Azle Historical Museum opened in 1976, a new library followed in 2009, and an earthquake swarm drew national study.

    More

The Azle Historical Museum was founded in the bicentennial year of 1976 and later moved into the 1936 rock building at 124 W. Main Street, where the city lets it operate rent-free. Azle Memorial Library opened at 333 W. Main Street on March 30, 2009, in a building made possible by a private donation, giving the town a far larger library than its earlier spaces.

From November 2013 through January 2014, the U.S. Geological Survey reported 27 small earthquakes near Azle and Reno. A 2015 study by SMU and USGS researchers concluded that brine production combined with wastewater disposal was the most likely cause. In late 2015 the Texas Railroad Commission cleared the operators involved, and SMU said it stood by its peer-reviewed study. The state also hired its first staff seismologist in 2014.

  9. 2020–2026

    A Growing Gateway

Azle grew to 13,369 residents in 2020 and an estimated 15,365 in 2025, and voters approved a school bond in 2023.

    More

The 2020 Census counted 13,369 residents, up from 10,947 in 2010. The Census Bureau’s Vintage 2025 estimate puts Azle at 15,365 as of July 1, 2025, about 15 percent above the 2020 base or nearly 2,000 more people than the 2020 count. Earlier counts recorded by the Handbook and Almanac include 4,493 in 1970, 5,822 in 1980, 8,868 in 1990 and 9,600 in 2000.

On November 7, 2023, Azle ISD voters approved a $151.5 million bond with about 53 percent of the vote. It funds a replacement Azle Junior High, an addition to Forte Junior High and campus renovations, as the district moves to PreK–5 elementary and 6–8 junior high grades. Azle ISD serves parts of Tarrant, Parker and Wise counties, and bond projects were expected to wrap up by fall 2026.

Compiled from the Texas State Historical Association Handbook of Texas (Azle and Eagle Mountain Reservoir entries), the City of Azle’s history pages and budget documents, Texas Historical Commission markers (James Azle Steward, Azle Post Office, Azle Schools, Ash Creek Cemetery and church markers, via Historical Marker Database transcriptions), the Texas Almanac, the Texas Water Development Board, Texas Health Resources, the U.S. Geological Survey, SMU and Nature Communications, the Fort Worth Report and U.S. Census counts and estimates. The namesake’s surname appears as both Steward and Stewart; the Handbook and his marker use Steward. The 1846 settlement date is from the Handbook; his marker says only that he came to Texas before 1860. One city page gives 1891 for the post office; the marker and Handbook give 1881. The 1960 population is 2,696 per the Handbook and 2,969 per the Texas Almanac. City documents date the charter to April 6 or April 16, 1971. No railroad to Azle was documented. Air station details rely largely on secondary military-history sources. Population figures are total counts only. Bobby Franklin, REALTOR®, TREC #0805459, Legacy Realty Group – Leslie Majors Team.

Owners 65 and older or disabled get another $60,000 off, plus a school tax ceiling. The full bill is in the equity section.

New grades, new zones for 2026–27

The district moved to PK–5 elementaries and 6–8 junior highs this year, and trustees approved new attendance zones in December 2025.

Older listings and websites may show the old grade bands. Check the 2026–27 zone finder for any address.

The rating, said plainly

Azle ISD earned a C, a score of 78, in TEA’s 2025 ratings, along with seven campus distinctions.

The district’s 2026 rating wasn’t independently confirmed. Check TXschools.gov for the latest. Its financial rating is “A – Superior.”

Where the bond money went

Voters approved a $151.5 million bond in November 2023, about 53 percent in favor.

It paid for elementary renovations, the new Azle Junior High, a Forte expansion and support facilities, with projects slated for the 2026–27 school year.

Accountability ratings are intentionally not shown on the campus cards. They change every year and are described above as district-level context only; use TXschools.gov for current ratings. Rating referenced: Azle ISD C, score 78 (2025, per the district and TEA); the 2026 rating was not independently confirmed. Campus assignment must be confirmed with Azle ISD’s 2026–27 School Zone Finder or Transportation (817-444-1322). Whether any parcels inside Azle city limits fall in another school district was not confirmed. Addresses for Hilltop and Silver Creek elementaries, Hornet Academy and the disciplinary alternative campus are on the district directory. The new Azle Junior High’s exact opening date was not confirmed. School tax figures use Azle ISD’s 2026 rate of $1.085 ($0.7358 maintenance and operations and $0.3492 debt service), as listed by Tarrant County and the City of Saginaw’s area-rate table; the district’s resolution was not reviewed. The state school homestead exemption is $140,000, plus $60,000 for owners 65 and older or disabled. Enrollment is from TXschools.gov; bond results are from the Fort Worth Report. How’s the Azle Housing Market?

Median Sales Price

The middle sale each month in Azle as reported to NTREIS. Azle mixes in-town homes, new construction and acreage, so the line moves with which homes sold as well as with values.

Read this line first

Redfin put Azle’s median near $314,000 in August 2026, down about 1 percent, and Zillow’s typical value was about $336,000. Prices are roughly flat, with the middle half of recent sales between about $264,000 and $360,000.

For sellers

The 76020 ZIP is about two and a half times the size of the city, and acreage outside city limits sells differently. Price against in-city homes of the same type, not the ZIP average.

For buyers

Azle sits in Tarrant and Parker counties, so taxes differ by side: roughly $2.23 per $100 on the Tarrant side and $2.19 on the Parker side in city limits. Confirm the county and city line before you compare payments.

Charts supplied by NTREIS via 10K Research and Marketing and update automatically. Data reflects residential activity reported to the MLS and may be revised as late-reported sales come in. The charts cover the City of Azle as defined in NTREIS; homes with Azle 76020 addresses outside city limits may be reported separately. Comparison figures are from Redfin (median $313,792, down 1.3 percent, about 69 days on market, 103 sales, 98.5 percent sale-to-list, 18 percent over list, 38 percent with price drops, August 2026), Zillow (typical value $335,535, July 2026) and Resideline (six-month middle half $263,900 to $360,000). Combined in-city tax rates are estimates using 2026 City of Azle, Azle ISD and Tarrant County rates and 2025 Parker County rates. What an Azle Home Bought in 2015 Is Worth Now

Pick a purchase year and the price fills in. If you own here, type over it with what you actually paid. This calculator runs on the Tarrant County index, which more than doubled from 2015 to 2025; Parker County’s rose about the same. Both have been close to flat since 2023, so read recent years with that in mind.

Federal house price index growth, indexed to the purchase year, where the purchase year equals 100.

Big gains, then a plateau

Federal home price indexes rose about 106 percent in Tarrant County and 107 percent in Parker County from 2015 to 2025.

Nearly all of that came before 2023; both rose less than half a percent in 2025. Zillow’s typical Azle value was about $335,500 in July 2026, down 0.7 percent.

Owners who bought before 2020 have built real equity. Buyers since 2022 have gained mostly by paying down the loan.

Why $314,000

The anchor is Redfin’s Azle median sale price: about $313,792 for the three months ending August 2026, down 1.3 percent on the year.

Zillow’s typical value runs higher, about $335,500, because it covers all homes, not just recent sales.

Know what you paid? Type it in. The growth rate still applies.

The tax bill on $314,000

Inside Azle on the Tarrant side, a $314,000 homestead pays roughly $5,250 a year at 2026 rates, after school, county and hospital exemptions.

On the Parker side, the county lines differ; at Parker’s 2025 rates the same home runs about $5,470.

2027 is a Tarrant reappraisal year, so watch your spring notice. The 10 percent homestead cap still applies.

Financing notes

Freddie Mac’s 30-year fixed average was 7.32 percent on October 22, 2026, with the 15-year at 6.68 percent.

The 2026 conforming limit is $832,750, and the FHA limit for Tarrant and Parker counties is $563,500. Rural parcels outside the city may qualify for USDA loans; check the map.

Homes took about 69 days to sell at about 98.5 percent of list, and 38 percent cut their price. Buyers have room to negotiate.

Growth rates are the FHFA All-Transactions House Price Index, annual values 2009 through 2025: Tarrant County, Texas (FRED series ATNHPIUS48439A, base 2000 equals 100), the State of Texas (TXSTHPI) and the United States (USSTHPI). State and national figures are annual averages of published quarters. The Tarrant County series recorded 146.87 in 2015 and 301.99 in 2025, a rise of about 106 percent; Parker County (ATNHPIUS48367A) recorded 147.07 and 304.52, about 107 percent. FHFA describes county indices as developmental and subject to revision. No city-level index is published for Azle. The prefilled dollar figures are derived, not published: they apply the Tarrant County index to an anchor of $314,000, rounded from Redfin’s Azle city median sale price of $313,792 for the three months ending August 2026 (103 August sales, 69 median days on market, 98.5 percent sale-to-list, 38 percent of listings with price drops). Zillow’s typical home value was $335,535 on July 31, 2026, down 0.7 percent. Entering your own purchase price replaces the estimate entirely. Tarrant-side tax example uses 2026 rates: City of Azle 0.6756288, Azle ISD 1.085, Tarrant County 0.186, JPS Health Network 0.159 and Tarrant County College 0.12, with the $140,000 school exemption, a 20 percent county and hospital homestead exemption and TCC’s $5,000 exemption; the Tarrant Regional Water District rate is excluded. The Parker-side example uses Parker County’s 2025 rates (county 0.285070 with a $10,000 homestead exemption, hospital district 0.08407 and Weatherford College 0.106087), because the 2026 adopted county rate was not found. City of Azle exemptions were not confirmed and are not applied. The index is built from conforming loans and excludes jumbo lending and all-cash purchases. Equity figures assume a 30-year fixed mortgage at that year’s Freddie Mac annual average rate, held to today, with no refinancing, no extra principal and no additional borrowing, and exclude closing costs, property taxes, insurance, maintenance, improvements and selling costs. Freddie Mac rates are from the October 22, 2026 survey; FHA limits should be confirmed on HUD’s lookup. This is an illustration for general reference, not an appraisal, a comparative market analysis, a valuation or investment advice. Past appreciation does not predict future appreciation. The Gateway to Eagle Mountain Lake

TRWD’s Twin Points Park has a summer swim beach and a 24/7 boat ramp, which TRWD calls the deepest on the lake; permits run $10 on weekdays and $20 on weekends.

In town, Shady Grove Park has its own swim beach and fishing pier.

The lake is also Azle’s water source: the city treats it at its own 6-million-gallon-a-day plant.

Parks with real amenities

Central Park (28 acres) has an amphitheater, skate park, pickleball and the free Central Splash splash pad.

Ash Creek Park (31 acres) has ballfields and an 18-hole disc golf course, and Shady Grove adds an all-abilities playground.

The Azle Memorial Library on Main Street holds more than 60,000 items and is open six days a week.

Roads under study, not yet scheduled

TxDOT has proposed a new SH 199 exit ramp to Texas Health Azle.

It’s also studying a six-lane rebuild of FM 730 south of SH 199 and a redesign of the SH 199 and I-820 interchange.

All three are in planning. Don’t count on near-term traffic relief; test your commute at rush hour.

Taxes have climbed

The city rate has risen four years in a row, from $0.5689 to $0.6756 per $100 for 2026. Fort Worth’s 2026 city rate is $0.70565.

On the Tarrant side, 2027 is a reappraisal year after two years of frozen values.

Parker-side homes pay different county, hospital and college rates, so compare the full bill.

Check the parcel, not the ZIP

The 76020 ZIP code reaches well past city limits, and the city sits in both Tarrant and Parker counties.

Electricity comes from Tri-County Electric Cooperative or Oncor depending on the street, and rural tracts often use septic and wells.

Look for “City of Azle” on the TAD or Parker CAD record before you offer.

A small-city economy

The largest local employers include Azle ISD (about 990 staff), Texas Health Azle and Tri-County Electric Cooperative.

Azle’s first Chick-fil-A opened July 30, 2026, with about 95 jobs.

Redfin’s median sale price was about $314,000, with homes taking about 69 days to sell, so buyers have room to negotiate.

Drive times are estimates from Azle City Hall at 505 W. Main St. along typical off-peak routes; they were not measured from a live traffic source and will run longer at rush hour. Mileage to downtown Fort Worth (16 miles, Handbook of Texas), Meacham (12), Alliance (25) and DFW Airport (35) is from the City of Azle; other times are approximate. TxDOT projects are described as proposed or in study; no construction schedule was confirmed. City tax rates are the City of Azle’s adopted rates (FY2023–24 through FY2026–27); Fort Worth’s 2026 rate is from the Tarrant County truth-in-taxation summary. Park, library and utility details are from the City of Azle; Twin Points Park details are from TRWD. Employer counts are from the city’s 2022 annual financial report as cited secondhand; the Chick-fil-A opening and jobs figure are from Chick-fil-A’s July 23, 2026 release. Electric providers vary by address; the co-op and Oncor boundary was not mapped. Market figures are Redfin’s, three months ending August 2026. School ratings are district-level only. Population is the Census Bureau’s Vintage 2025 estimate (15,365). Bobby Franklin, REALTOR®, TREC #0805459, Legacy Realty Group – Leslie Majors Team.

North Texas Market Insider™ · Azle FAQ

Azle Frequently Asked Questions

Answered with verified specifics, including which county and city a home is really in, the 2026 tax rate, this year’s new school grade bands, life on Eagle Mountain Lake and what to check before buying acreage.

01Is Azle in Tarrant County or Parker County?

Both. Azle sits in the northwest corner of Tarrant County, and part of the city extends into Parker County. Azle ISD reaches even farther, into parts of Tarrant, Parker and Wise counties.

The county line matters for your tax bill. Tarrant-side homes pay Tarrant County, the JPS hospital district and Tarrant County College; Parker-side homes pay Parker County, its hospital district and Weatherford College, plus a county road levy. Tarrant-side parcels are appraised by TAD and Parker-side parcels by Parker CAD.

Listing descriptions can get the county wrong, so check the parcel on the appraisal district record before you write an offer.

02How can I tell if an address is inside Azle city limits?

A 76020 mailing address doesn’t mean a home is in the city. The ZIP code also covers unincorporated areas and nearby towns such as Pelican Bay.

Search the parcel on the Tarrant Appraisal District or Parker CAD website and read the list of taxing units. If “City of Azle” appears, the home is inside the city and pays the city rate of $0.6756288 per $100.

City limits decide whether you get city water and sewer, city trash pickup, city police and fire, and city zoning and permits. Planning and Development at City Hall, 505 W. Main St., can confirm.

03What does the 76020 ZIP code cover?

76020 is Azle’s main ZIP code, but it’s a postal area, not a city boundary. It holds roughly two and a half times as many people as the city, including Pelican Bay and rural roads along FM 730 and Briar Road.

Zillow’s value for the ZIP code, about $334,800 in July 2026, tracks closely with its city value, but the ZIP includes more acreage and lakefront property.

For tax rates, school zones and utility providers, look up the specific parcel rather than relying on the ZIP. City offices also use a separate 76098 post office box address.

04What are property taxes like in Azle?

The City of Azle adopted $0.6756288 per $100 for 2026–27, and Azle ISD’s rate is $1.085. On the Tarrant side, add Tarrant County $0.186, JPS $0.159 and Tarrant County College $0.12, for about $2.23 per $100 before exemptions.

On a $314,000 homestead, that works out to roughly $5,250 a year after school, county and hospital exemptions.

Parker-side homes pay Parker County’s rates instead, about $2.19 per $100 at 2025 county rates. The city’s own table shows a higher Parker total that appears to include a typo in the road levy, so confirm on Parker CAD.

05What about exemptions, protests and the 2027 reappraisal?

If the home is your main residence, file a homestead exemption with TAD or Parker CAD. School districts exempt $140,000 of value, owners 65 and older or disabled get another $60,000, and homestead appraised values can rise no more than 10 percent a year.

Tarrant County held most home values at 2024 levels for 2025 and 2026. 2027 is the next reappraisal year, and the chief appraiser has said he anticipates about a 15 percent average increase in residential values.

The protest deadline is generally May 15 or 30 days after your notice, whichever is later. Parker CAD runs its own schedule.

06Which school district serves Azle, and how do I find my campus?

Azle ISD serves Azle, Lakeside, Pelican Bay, Reno, Sanctuary and nearby unincorporated areas across Tarrant, Parker and Wise counties. It enrolls about 7,200 students on 12 campuses, and TEA rated the district C (78) in 2025.

To find your campus, enter the address in the district’s 2026–27 School Zone Finder at azleisd.net. For addresses near a boundary, call Transportation at 817-444-1322.

Some 76020 addresses outside the city may be in another district, so check the school district line on the appraisal record too. The 2026–27 school year started August 12, 2026 and ends May 20, 2027.

07What changed in Azle ISD’s grades for 2026–27?

In December 2025, trustees approved new attendance zones along with a new grade structure. Starting in 2026–27, all eight elementary schools serve pre-K through fifth grade, and Azle and Forte junior highs serve sixth through eighth grade.

The change grew out of the $151.5 million bond voters approved in November 2023, which funded elementary renovations, a new Azle Junior High and a Forte expansion.

Older articles, listing data and school-assignment sites may still show the old grade bands. Use the official 2026–27 zone finder for any specific address, or call the district if the result looks off.

08What do homes cost in Azle?

Prices are roughly flat. Redfin reports a median sale price of about $314,000 for the three months ending August 2026, down 1.3 percent, at $178 per square foot. Zillow’s typical value was $335,535 in July 2026, down 0.7 percent.

The two differ because Redfin measures closed sales and Zillow estimates the value of a typical home. Zillow’s median list price ran well above the median sale price, a sign that many asking prices are higher than what buyers pay.

New construction, acreage and lakefront homes trade in their own ranges, so ask for comparable sales on the same kind of property.

09How long do homes take to sell, and can buyers negotiate?

Homes are taking longer. Redfin shows Azle homes selling in about 69 days for the three months ending August 2026, up from 33 a year earlier, at about 98.5 percent of list, with roughly 38 percent of listings cutting price.

That gives buyers more room to ask for repairs, seller-paid closing costs or a lower price, especially on homes that have sat. Builders are competing with resale too, so ask about incentives.

For sellers, pricing to recent closed sales matters more than it did a year ago. Overpriced homes are the ones collecting price cuts and extra weeks on market.

10Where is new construction in Azle?

The city’s taxable value rose about 7.8 percent in fiscal 2026, including $50.7 million in new construction. Builder communities in the Azle area include Sandy Beach, Azle Grove, Stone Eagle and Lakeview Heights, with prices from the high $200,000s to about $600,000.

Some of these sit inside city limits and some outside, which changes your tax rate and services. Builder pricing and incentives change weekly.

For any new home, ask which city and county it’s in, whether there’s an HOA or special district, and which Azle ISD campus it’s zoned to. Check approved plats on the city’s Planning and Development agendas.

11Do Azle homes have HOAs, PIDs or MUDs?

It depends on the property. Many older in-town neighborhoods have no HOA, while newer subdivisions usually do, with dues that vary by community.

Special districts such as public improvement districts and municipal utility districts add their own assessment or tax. The quickest way to spot one is the list of taxing units on the TAD or Parker CAD record.

Texas requires sellers to disclose PIDs and MUDs, and an HOA resale certificate shows dues and any special assessments. A full list of special districts around Azle wasn’t confirmed, so check each property and add those costs to your monthly payment estimate.

12What should I check when buying acreage near Azle?

Many rural tracts with Azle addresses are outside city utility service. They may use a private septic system, a private well or a water supply corporation.

Before closing, get the septic permit and inspection records, test the well water and confirm water availability with the provider. Check the FEMA flood map, any deed restrictions and whether the land carries an agricultural valuation that could trigger rollback taxes if the use changes.

Some rural addresses may qualify for USDA loans. Eligibility depends on the exact address, so check the USDA map before you shop.

13What should I know about living near Eagle Mountain Lake?

Eagle Mountain Lake is a water-supply reservoir owned and operated by the Tarrant Regional Water District, and it’s also Azle’s raw water source. TRWD rules govern lake use.

Docks, bulkheads and other shoreline work generally need TRWD approval, so ask for permits on existing structures. Lake levels rise and fall; TRWD says its Twin Points ramp can launch boats with the lake 11 feet below normal.

Check the FEMA flood map and ask your lender about flood insurance. Twin Points Park’s 2026 permits were $10 on weekdays and $20 on weekends, bought online in advance.

14Who provides utilities in Azle?

Inside city limits, the City of Azle provides water and sewer. It treats Eagle Mountain Lake water at a 6-million-gallon-a-day plant on Lakeview Drive and runs the Ash Creek wastewater plant.

Natural gas comes from Atmos Energy. Electricity comes from either Tri-County Electric Cooperative or Oncor, depending on the street. In Oncor territory you choose a retail provider; in co-op territory you buy directly from the cooperative.

Internet options include AT&T, Frontier, Spectrum and others. Confirm every provider by address, since neighboring streets can differ, and set up service a week or two before you close.

15How do trash, recycling and bulk pickup work?

Inside city limits, Community Waste Disposal (CWD) handles collection. Trash goes out twice a week, Monday and Thursday or Tuesday and Friday depending on your area, by 7 a.m.

Recycling is once a week in an 18-gallon bin or 65-gallon cart. Up to 2 cubic yards of bulky items are collected on your second weekly service day, and loose brush up to 20 cubic yards is picked up monthly.

Report a missed pickup to CWD at 972-392-9300, option 2. Homes outside city limits arrange their own trash service with a private hauler, so ask the seller who they use.

16What is the commute like?

Azle is about 16 miles northwest of downtown Fort Worth on SH 199. The city lists Meacham Airport at 12 miles, Alliance Airport at 25 and DFW Airport at 35.

SH 199 is the main route toward Fort Worth and Loop 820, and FM 730 runs north toward Boyd and south toward Weatherford. Off-peak, plan on roughly 25 minutes to downtown Fort Worth and about 45 to DFW Airport.

TxDOT is studying a six-lane FM 730 south of SH 199 and a new SH 199 and I-820 interchange, but both are still in planning. Test your route at rush hour before you commit, since SH 199 traffic can add real time.

17Has Azle had earthquakes?

Yes. From November 2013 through January 2014, the U.S. Geological Survey reported 27 small earthquakes near Azle and Reno, including two of magnitude 3.6.

A 2015 study led by SMU with USGS and University of Texas scientists, published in Nature Communications, concluded that brine production combined with wastewater disposal was the most likely cause. The Texas Railroad Commission later cleared the operators involved, and SMU stood by its study. SMU researchers said in 2015 that the activity had since dissipated.

For current information, check the USGS earthquake map and the TexNet catalog. Standard homeowners policies usually exclude earthquake damage, so ask your agent about coverage.

18Where do Azle residents shop?

Retail clusters along SH 199 (Northwest and Southeast Parkway) and Main Street. The main grocery stops are Walmart Supercenter at 721 Boyd Road and Brookshire’s at 511 N. Stewart Street.

Azle’s first Chick-fil-A opened July 30, 2026 at 417 NW Parkway. West Main Street has a cluster of local restaurants, led by El Paseo, open since 1986.

Sales tax is 8.25 percent. On the Tarrant side, half a cent funds the city’s Municipal Development District for economic development. For bigger shopping runs, many residents head to Lake Worth, Fort Worth or Weatherford.

19What parks, library and museum does Azle have?

Central Park at 263 W. Main (28 acres) has a skate park, amphitheater, pickleball, a walking trail and the free Central Splash splash pad, open daily in season.

Shady Grove Park at 1000 Stribling Drive (24 acres) has a swim beach, fishing pier and accessible playground, and Ash Creek Park on SE Parkway (31 acres) has ballfields and an 18-hole disc golf course.

The Azle Memorial Library at 333 W. Main is open Monday through Saturday with more than 60,000 items, and the Azle Historical Museum sits at 124 W. Main. TRWD’s Twin Points Park adds lake access.

20How is Azle governed, and is it growing?

Azle incorporated as a general-law city in April 1957, moved to a council-manager form of government in 1969 and later adopted a home-rule charter. An elected council sets policy, and a city manager runs daily operations.

The city is growing. The 2020 Census counted 13,369 residents, and the Census Bureau estimated 15,365 in July 2025, about 15 percent more.

Tax figures use the City of Azle’s 2026–27 rate and Azle ISD’s $1.085 rate; the $5,250 Tarrant-side example applies the $140,000 school exemption, a 20 percent county and hospital exemption and TCC’s $5,000 exemption, and excludes city exemptions and the water district. The Parker-side figure uses Parker County’s 2025 rates, corrected for an apparent road-levy typo in the city’s table. Drive times are estimates. New-construction communities and prices come from builder and listing sites and change often. Electric provider boundaries, a full list of special districts, USDA eligibility and current seismic activity were not verified. The home-rule charter date is not stated because sources conflict. School ratings are district-level only. No current officials are named. Bobby Franklin, REALTOR®, TREC #0805459, Legacy Realty Group – Leslie Majors Team.

Every Number You Need in Azle

Azle runs its own water, police, EMS, library and permits from City Hall on Main Street, contracts trash with CWD, and much of the area buys power from a local co-op. The catch: two counties and a city line that isn’t the ZIP code. Start with the appraisal record, then use the numbers below.

The Azle Routine

About twenty minutes

One, the county and city: TAD or Parker CAD, and is “City of Azle” listed? Two, co-op or Oncor for electricity. Three, septic and well on acreage.

Four, TRWD rules and the flood map near the lake. Five, the 2026–27 school zone for the exact address.

Verified October 2026 against the City of Azle (cityofazle.org), Community Waste Disposal, Tri-County Electric Cooperative, the Tarrant Regional Water District, the Parker County Appraisal District, Azle ISD and TxDOT. Not confirmed and worth a call: shelter and senior center hours, the fire department non-emergency number, the city’s emergency alert platform, pool permit rules, rental registration and short-term rental rules, household hazardous waste options beyond CWD events, Tarrant Appraisal District and Tarrant tax office contact details, election offices, DPS details, the hospital’s main number and the Azle Historical Museum’s hours. Oncor, Atmos and Texas 811 numbers are their standard published lines. A third-party utility site lists a different water emergency number; the city’s 817-444-3221 is used here. City services apply inside city limits only; homes outside the city may have different water, trash and permit authorities. Eagle Mountain Lake is owned by TRWD. North Texas Market Insider™ · Your Local Expert

Your Azle Real Estate Expert

Azle is a growing lake town that straddles two counties and a city line that doesn’t follow the ZIP code. Add acreage on septic and wells, co-op electricity, new-construction incentives and a 2027 reappraisal, and local knowledge pays for itself. Here’s what I watch for my clients.

Bobby Franklin, REALTOR® TREC #0805459 Legacy Realty Group – Leslie Majors Team NTREIS MLS Access
01

Two Counties, One City Line, Many Mailing Addresses

An “Azle” address can be in Tarrant or Parker County, inside or outside city limits, and even outside Azle ISD. Each answer changes the appraisal district, tax bill, utility deposit ($150 in city, $175 out), trash and permits. I pull the TAD or Parker CAD record on every address before we write an offer.

02

A Market That Rewards Patience

Redfin’s median sale price was about $313,800 in August 2026, down 1.3 percent, but homes took 69 days to sell, up from 33, and 38 percent cut their price. Buyers can negotiate on homes that have sat. Sellers win by pricing to the latest closed sales, not to last year’s list prices.

03

New Construction: Ask for Rate, Not Price

With resale homes sitting for weeks, builders in Azle are competing hard. Ask for a rate buydown or closing-cost credit instead of a straight price cut; it often lowers your payment more and protects your future comparables. Confirm whether the community is inside city limits and which county it’s in.

04

Acreage Comes With Homework

Outside the city, plan on septic, a well or a water supply corporation, and possibly co-op electricity. I have buyers get septic and well inspections, ask about any agricultural valuation and rollback taxes, check the FEMA map and check USDA loan eligibility by address before the option period ends.

05

2027 Is the Tarrant Reappraisal Year

Tarrant home values have been frozen at 2024 levels. 2027 brings new values, and the chief appraiser has said he anticipates about a 15 percent average increase. The 10 percent homestead cap limits many homesteads. File your homestead exemption and be ready to protest by May 15 with recent sales. Parker CAD runs its own schedule.

06

Investors: Run the Numbers Honestly

Houses rent for about $1,740 to $2,000 a month. At 7.32 percent, a $314,000 home with 10 percent down is about $1,940 a month in principal and interest, and roughly $2,600 to $2,700 with taxes and insurance. That’s negative cash flow at median prices, so target price-reduced listings. Accessory dwelling units aren’t allowed in the city.

07

What I’m Watching Through 2027

The city tax rate, up 8.15 percent to $0.6756 per $100 for 2026. The 2027 TAD reappraisal. Azle ISD’s new PK–5 and 6–8 grade bands. TxDOT’s SH 199 hospital ramp (estimated ready for construction in 2028), the FM 730 rebuild (still conceptual) and the 2027 loan limits due in late November.

Five things worth knowing before you start looking here

Check the county and city on the appraisal record to know your tax bill and services. Second, confirm co-op or Oncor for electricity. Third, on acreage, inspect the septic and well. Fourth, near the lake, check TRWD rules and the flood map. Fifth, use the 2026–27 school zone finder for the exact address.

Financing — three lenders I trust
Andrew Bryan, mortgage loan officer with Miramar Mortgage
Andrew Bryan Miramar Mortgage andrewthelender.com
Jennifer Nelson, mortgage loan officer with Eustis Mortgage
Jennifer Nelson Eustis Mortgage eustismortgage.com
Taylor Fruge, mortgage loan officer with Lower Mortgage
Taylor Fruge Lower Mortgage lower.com

Three Azle-specific things to raise with all three. Make sure escrow uses the right county, since Tarrant and Parker tax lines differ. On acreage, ask about USDA eligibility and how the lender treats wells and septic. And on new construction, compare a builder buydown to a price cut on the actual payment. I don’t receive referral fees from any lender.

Ready to talk, or just have a question?

Either is fine. I answer my own phone, and you won’t get routed to a call center or handed to a junior agent. Send me an address and I’ll tell you which county and city it’s really in, who supplies the power and water, what the tax bill looks like and what to check before you offer.
