A small market, so read a range

Zillow’s typical home value for Gholson sat between about $255,000 and $270,000 in recent snapshots, and listings averaged about 123 days on market.

With only 10 to 30 listings at a time, one ranch or custom home swings any median. Price against true comparables.

Water, septic and power

Water comes from Gholson Water Supply Corporation, a member-owned system drawing on the Trinity Aquifer. There’s no city sewer, so plan on septic.

Electricity is Oncor with retail choice or an electric co-op, depending on the address. Check a recent bill.

A Waco address, a 5-acre rule

Most Gholson homes use “Waco, TX 76705” mail, and so do Bellmead and Lacy Lakeview. If “City of Gholson” is on the tax record, it’s inside the city.

The city has a 5-acre minimum lot size with a variance process, so ask before you plan to split land.

The tax picture, plainly

Inside the city and Gholson ISD, the 2026 rate is about $1.27 per $100 before exemptions: city $0.09, Gholson ISD $0.67, county $0.37 and MCC $0.14. The city gives a 20 percent homestead exemption.

Gholson ISD, a single PK–12 campus, earned a B (87) in 2025. The city counted 1,250 residents in 2020.

Gholson is a General Law Type A city in McLennan County, incorporated in 1975, per the Texas Municipal League and the Handbook of Texas. Area names follow road and listing usage; there are no master-planned subdivisions, boundaries are approximate, and city-limits status was not confirmed for any area. Check the city’s posted City Limits Map or the McLennan Central Appraisal District taxing units for each property. Price figures are drawn from individual 2025–2026 asking prices across listing portals, not closed sales, and portals sometimes disagree; they are directional only. Zillow figures vary between snapshots, and the days-on-market average is from a brokerage listing page. Water details are from the City of Gholson and Gholson WSC; some fringe parcels may be served by another provider. Electric provider varies by address. The 5-acre minimum lot rule is from an October 2025 council discussion summary; confirm with the city. Tax rates: City of Gholson, Gholson ISD and McLennan County are 2026 rates from McLennan County’s tax table; MCC is its adopted 0.140772 (the county table lists 0.140715). Gholson ISD’s 2026 rating was not confirmed; check TXschools.gov. Parcels near Gholson may fall in another school district. Population is the 2020 census count. How to read this list

Food, Shops and Things To Do are in or right around Gholson, mostly along Gholson Road and Halbert Lane. Places in Bellmead, Elm Mott, West and Waco are under Just Outside.

Two things worth saying plainly. Gholson is rural, so full grocery runs mean a drive to Bellmead, about 15 to 20 minutes. And small businesses keep limited hours, so call ahead before a special trip.

What stands out is the Homestead craft village, with its cafe, market and general store, right off FM 933.

Compiled October 2026. Business listings were checked against the City of Gholson business directory, business websites and review and directory listings; call ahead to confirm hours and that a business is still open. Homestead Craft Village details are from its website. Gholson Country Store, Junction Cafe and Dee’s details are from directory listings. Whether the Halbert Lane businesses are inside Gholson city limits was not confirmed. The Brazos River Nature Center fishing access is not listed because its state lease ended in August 2024. No city park was found in Gholson. Drive times are estimates. National chains are mentioned, not featured. Businesses listed are for general local reference and are not endorsements; I receive no compensation from any business named. Historic Roots That Drive Modern Community

The Story of Gholson

From the Sardis Settlement and a Pioneer Family Name to a Rural City Built on Acreage

  1. Late 1840s

    Sardis

Settlers arrived in northern McLennan County in the late 1840s, and the community that grew up was first called Sardis.

    More

Among the early settlers were the Gholson brothers, Benjamin and Samuel, whose family name the community would later take. The Handbook of Texas notes that the family of Albert G. Gholson, a veteran of the Texas Revolution, moved to McLennan County in the 1840s.

The settlement grew up about twelve miles northwest of Waco in northern McLennan County. It sits near Farm roads 933 and 1858, and the Texas Almanac still lists Sardis as a historical name for the town.

  2. 1854

    The First School

Sardis built its first school in 1854, one of the earliest in this part of the county.

    More

Sardis built its first school in 1854, only a few years after settlement began and four years before the community gained its first post office. Schools would stay at the center of community life here for the next 170 years.

Today Gholson ISD operates a single campus serving pre-kindergarten through twelfth grade. The district once ended at the eighth grade and chose to add a high school rather than consolidate with a neighboring district, keeping its school in the community.

  3. 1858

A Post Office and a Texas Ranger

A post office opened in January 1858 and closed shortly after the Civil War.

    More

The first post office opened in January 1858 with John S. Bell as postmaster, serving the community then known as Sardis. It stayed open through the Civil War but closed soon after.

    B. F. Gholson, born in 1842, joined Capt. John Williams’s company of Texas Rangers in October 1858 and served until April 1859. In March 1860 he joined Capt. J. M. Smith’s company and helped rescue Cynthia Ann Parker. He later ranched in Lampasas County and died in 1932.

  4. 1871–1885

    Gholson Cemetery

The first burial at what became Gholson Cemetery took place in 1871.

    More

The first burial, in 1871, was the infant daughter of pioneer settlers Thomas W. and Charlotte Rozell. The oldest marked grave belongs to Sarah Kiker, who was born in 1802 and died in 1877.

In 1885 W. F. Umberson, who had settled in the area before the Civil War, set aside two acres as a public burial ground for the Gholson community. The one-room Kellum School on the property also served for church services. A state marker placed in 1981 tells the story.

  5. 1887

    The Name Becomes Gholson

The community, by now known as Gholson, got a new post office in February 1887.

    More

The new post office opened in February 1887 with Thomas Rhodes as postmaster. The application was filed under the Gholson surname, making official a name that had already come into gradual use in place of Sardis.

The name honors the Gholson family of early settlers, including brothers Benjamin and Samuel. By 1890 the renamed community had a general store and about 25 residents.

  6. 1890s

    A Farm Crossroads

Gholson grew from one general store and 25 residents to two churches, a corn mill and gin, two general stores and about 75 residents by the mid-1890s.

    More

In 1890 Gholson had one general store and about 25 residents. Within a few years the population had roughly tripled, and the community added two churches, a corn mill and gin, and a second general store.

Cotton and corn drove the local economy, and the mill and gin let farmers process both crops close to home. Waco, the county seat, lay about twelve miles to the southeast.

  7. 1905

    Mail by Rural Route

The post office closed in 1905, and mail came by rural route from Ross.

    More

The post office closed in 1905, and mail came by rural route from Ross. Ross, about eleven miles north of Waco, had grown up as a stop on the Houston and Texas Central Railway in the early 1870s, and its post office, opened in 1880, was named for Lawrence Sullivan Ross.

Gholson stayed a small farm community with its school, churches and cemetery as anchors. Through the first seven decades of the twentieth century it held fewer than fifty residents.

  8. 1925–1970s

    A Quiet Half-Century

A cemetery tabernacle was built in 1925, and more cemetery land was added in 1950.

    More

The cemetery tabernacle was built in 1925, and additional cemetery land was acquired in 1950. The cemetery, on FM 1858, also holds the graves of Civil War veterans, among them W. F. Umberson, who had set aside the original two acres.

The population was reported at just 34 residents from the early 1930s to the early 1970s. Through those decades Gholson remained an unincorporated farming village, with community life centered on its school, churches and cemetery.

  9. 1975

    Incorporation

Residents voted to incorporate with a mayor-council form of government.

    More

Residents voted in 1975 to incorporate with a mayor-council form of government, ending more than a century as an unincorporated farm community. Population estimates ran as high as 650 in the late 1970s.

Gholson is a General Law Type A city, and the 1980 census counted 263 residents. The city’s earliest codified ordinances date to a 1987 Code, which the current Code of Ordinances still cites as the source of many sections.

  10. 1990–1994

    Homestead Heritage Arrives

Homestead Heritage settled on the 510-acre Brazos de Dios farm, home of the Texas Homestead Fair, which the community first held in 1988.

    More

The Homestead Heritage community traces its beginnings to a small church on Manhattan’s Lower East Side in 1973, with moves to New Jersey and Colorado before central Texas. Its land, Brazos de Dios, takes the early Spanish name for the Brazos River, which forms its western border.

Its Labor Day Sorghum Festival followed in 1994, featuring horse-powered cane pressing and syrup making; the group’s visitor center also opened that year. Gholson counted 692 residents in 1990 and 922 in 2000.

  11. 2010–2020

    Growing on Acreage

The census counted 1,061 residents in 2010 and 1,250 in 2020.

    More

The census counted 1,061 residents in 2010 and 1,250 in 2020, growth of about 18 percent in a decade. The Census Bureau estimated 1,262 residents in 2021.

The city adopted its Code of Ordinances on October 8, 2020, and updated it in December 2023. The code’s twelve chapters cover subjects from animal control and building regulations to subdivision rules, taxation and traffic, replacing an older code that dated to 1987.

  12. 2025–Today

    Planning for Land and Growth

In 2025 the council took up the city’s 5-acre minimum lot size, variance requests and a two-zone planning idea to balance homes and farmland.

    More

In 2025 the council took up the city’s 5-acre minimum lot size, weighing variance requests against it. The two-zone planning idea aimed to set aside some areas for homes and others for farmland as the town grew.

In 2026 the city adopted its FY 2026–27 budget, with a city tax rate of $0.09 per $100 of valuation. Gholson remains a General Law Type A city with a mayor-council government, the structure residents chose when they incorporated in 1975.

Compiled from the Texas State Historical Association Handbook of Texas (including its biographies of B.F. and Albert G. Gholson), the Texas Historical Commission’s Gholson Cemetery marker text (1981, via a TXGenWeb transcription), the Historical Marker Database, the Texas Almanac, Homestead Heritage, Destination Waco, the City of Gholson and the McLennan County Tax Office. Where sources conflict, the widget follows the Handbook of Texas. One news story dates first settlement to 1840; the Handbook gives the late 1840s. A short calendar, by design

Gholson’s year is anchored by the Homestead festivals on Labor Day and Thanksgiving weekends and the city’s spring and fall clean-ups. For fairs, fireworks and holiday parades, residents head into Waco or West.

We didn’t find two years of dates for a volunteer fire department fundraiser, a school or cemetery homecoming, or a Fourth of July event, so none is listed. If one is confirmed, it will be added.

For current dates, check Homestead Craft Village and the City of Gholson.

Timing shown is the usual pattern for each event; exact dates, times and prices change from year to year and should be confirmed with organizers. Event patterns are drawn from Homestead Craft Village, the Homestead Fair, Destination Waco, the Waco Tribune-Herald, KWTX, the City of Gholson, Westfest, FOX 44, the Heart O’ Texas Fair and Waco Wonderland; each Gholson event listed was confirmed in at least two years. The Labor Day festival ran 10 a.m. to 4 p.m. on Saturday and Monday in 2024 and 2025. An older listing shows paid admission to the Homestead Fair; the 2026 site says admission is free. The spring clean-up was posted for April 24–25 without a year, and the fall 2025 dates are from a council meeting summary. Whether Homestead Craft Village is inside Gholson city limits was not confirmed. Events under “Just Outside” are held in West and Waco, not in Gholson. The tax bill, plainly

Inside the city and Gholson ISD, the 2026 rate is about $1.27 per $100: city $0.09, school $0.67, county $0.37 and MCC $0.14.

On a $265,000 homestead, the school share drops from about $1,770 to $830 after the $140,000 exemption.

The ratings, said plainly

Gholson ISD earned a B in 2025. The 2026 preliminary ratings came out in August; Gholson’s grade wasn’t in the regional roundups we checked.

How’s the Gholson Housing Market?

Median Sales Price

What Gholson homes actually sold for each month. With manufactured homes on small lots, custom homes on acreage and ranch land trading side by side, the mix of what sold moves this line more than the market does.

Read this line first

Zillow’s typical value for Gholson sat between about $255,000 and $270,000 in recent snapshots, while fall 2026 asking prices ran from about $175,000 for a manufactured home to $725,000 for a custom home on acreage. One sale can move this line sharply. That is sample size, not the market.

For sellers

A manufactured home on Silver River Road, a custom home near City Hall and 40 acres off Wildcat Circle can all land on this one line. The chart is not your comp. Your comps match your acreage, improvements, water membership and septic.

For buyers

Texas is a non-disclosure state, so portal prices are models. This is MLS. Ask for the actual comparable sales, including acreage, home type, the Gholson WSC membership, septic and city-limits status.

Charts supplied by NTREIS via 10K Research and Marketing and update automatically. Data reflects residential activity reported to the MLS and may be revised as late-reported sales come in. Gholson records very few closings, and its homes range from manufactured homes on small lots to custom homes and ranch land, so monthly medians can swing sharply. Most Gholson homes carry Waco 76705 mailing addresses, and listings may be filed under Gholson or Waco, so these charts may not match the city boundary. Narrative figures are from Zillow snapshots, listing portals (fall 2026 asking prices) and a brokerage listing page; sources measure different periods and differ. These charts do not separate acreage, home type, utilities or new construction. Market statistics describe the area as a whole and are not a substitute for a comparative market analysis on a specific property. Texas is a non-disclosure state, so publicly available sale prices elsewhere are estimates rather than recorded figures. What a Gholson Home Bought in 2015 Is Worth Now

Pick a purchase year and the price fills in. If you own here, type over it with what you actually paid. This calculator runs on the McLennan County index, the federal repeat-sales measure for Gholson’s county. It’s up about 129 percent since 2009, with the biggest jump between 2020 and 2022.

Federal house price index growth, indexed to the purchase year, where the purchase year equals 100.

A fast run, then a flat stretch

The county index rose about 37 percent from 2020 to 2022. Since 2023 it has grown only about 1 to 2 percent a year.

A 2009 buyer’s index value is up about 2.3 times; a 2023 buyer’s is up only about 3 percent so far.

Why $265,000

Zillow has shown Gholson’s typical home value at about $255,000 and $270,000, and the county’s median homestead taxable value is about $272,000. $265,000 sits between them.

The 76705 ZIP runs lower, but it covers Bellmead and Lacy Lakeview too. Acreage and custom homes sell well above this anchor.

One index for the whole county

The index is county-wide, built from repeat sales of mortgaged homes, and blends Gholson with Waco and every nearby town.

Gholson runs from manufactured homes on small lots to custom homes and ranch land, so value any specific property from true comparables, not from this chart.

Low taxes, and the ag question

The 2026 rate is about $1.27 per $100, roughly $2,100 a year on a $265,000 homestead, about 0.8 percent of value. Gholson ISD levies no debt tax.

Acreage may qualify for ag valuation if used for agriculture five of the last seven years. A change of use triggers three years of rollback taxes.

Growth rates are the FHFA All-Transactions House Price Index, annual values 2009 through 2025: McLennan County, Texas (FRED series ATNHPIUS48309A, base 2000 equals 100, last updated 31 March 2026), the State of Texas (TXSTHPI) and the United States (USSTHPI). State and national figures are annual averages of published quarters. The McLennan County series recorded 139.10 in 2009, 155.07 in 2015, 214.19 in 2020, 293.32 in 2022, 308.63 in 2023, 314.67 in 2024 and 318.43 in 2025: a rise of about 129 percent since 2009 and about 1.2 percent in 2025. No 2026 county value has been published. FHFA describes county indices as developmental and subject to revision. The prefilled dollar figures are derived and illustrative, not published: they apply the McLennan County index to a $265,000 anchor set between two undated Zillow Home Value Index readings for Gholson ($254,830 and $270,040) and near McLennan County’s 2026 median homestead taxable value ($271,968). Redfin’s 76705 median sale price was $239,000 (July 2026); listing-based Gholson medians of $297,000 to $300,000 rest on a handful of homes. The index is built from conforming loans and excludes jumbo lending and all-cash purchases. The 2026 FHA one-unit limit for McLennan County is the national floor, $541,287; the 2026 conforming limit is $832,750. Equity figures assume a 30-year fixed mortgage at that year’s Freddie Mac annual average rate (2025 approximately 6.60 percent), held to today, with no refinancing, no extra principal and no additional borrowing; Freddie Mac’s weekly 30-year average was 7.28 percent on 1 October 2026. They exclude closing costs, property taxes, insurance, maintenance, improvements and selling costs. The tax example uses 2026 rates from McLennan County’s tax table: City of Gholson 0.090000, Gholson ISD 0.666900 (all maintenance and operations), McLennan County 0.374805 and McLennan Community College 0.140715 (MCC’s published notice lists 0.140772). It applies the $140,000 school exemption and 20 percent city, county and college exemptions and is an illustration, not a quote. Parcels inside the Elm Creek Watershed district add 0.018400. The homestead appraisal cap limits increases in a homestead’s taxable appraised value to 10 percent a year and ends on sale. Owners aged 65 or older or disabled receive an additional $60,000 school exemption and a school tax ceiling; the city, county and MCC offer additional over-65 exemptions of $10,000, $35,000 and $12,000. Agricultural valuation follows Texas Tax Code Section 23.51 and McLennan CAD guidelines; rollback taxes cover the three prior years under current law. Confirm taxing units, exemptions and protest deadlines with the McLennan Central Appraisal District (254-752-9864). This is an illustration for general reference, not an appraisal, a comparative market analysis, a valuation or investment advice. Past appreciation does not predict future appreciation. Room to Spread Out, a Low Tax Rate and Waco About Twenty Minutes Away

Gholson is its own incorporated city of about 1,250 people, 12 miles northwest of Waco at FM 933 and FM 1858. It’s built on acreage, a member-owned water system and septic, with a combined tax rate near $1.27 per $100 and its own PK–12 school.

A low tax bill

The 2026 combined rate is about $1.27 per $100, versus about $2.25 in Waco, $1.94 in West and $1.45 in China Spring.

That’s roughly $2,100 a year on a $265,000 homestead. The city adds a 20 percent homestead exemption of its own.

Room to spread out

The city currently requires 5-acre minimum lots, with a plat and variance process. In 2025 the council discussed a two-zone plan to protect farmland while recognizing existing home pockets.

Livestock, coops and beehives are allowed under setback rules.

Its own school, start to finish

Gholson ISD serves pre-K through 12th grade on one campus, rated a B (87) in 2025, with FFA, dual credit and six-man football.

The district levies no school debt tax.

Rural services, by address

Water comes from Gholson Water Supply Corporation, with five wells on the Trinity Aquifer. Homes use septic. Electricity is Oncor with retail choice or the HILCO co-op, depending on the address.

Trash is private subscription, and the city runs spring and fall clean-up days.

The trade-offs, said plainly

Groceries, hospitals and most shopping mean a drive to Bellmead or Waco. Residents average a commute of about 28 minutes, a bit above the Waco-area norm.

New water service can cost about $3,300 where lines reach, and the 5-acre rule limits lot splits.

A Waco address, a Gholson tax bill

Homes here use “Waco, TX 76705” mail, but Gholson is not part of Waco. The same ZIP also covers Bellmead and Lacy Lakeview.

If “City of Gholson” appears on the tax record, the home is inside the city. Check the city’s posted City Limits Map too.

Drive times are estimates from Gholson City Hall along typical routes; they were not drawn from a mapping or live traffic source and should be checked against a live map before you rely on them. Location and incorporation are from the Texas State Historical Association. Tax comparisons: Gholson uses 2026 rates (City 0.09, Gholson ISD 0.6669, McLennan County 0.374805, MCC 0.140715); Waco, West and China Spring figures combine each area’s 2025 city and school rates with county and college rates and are approximate. The 5-acre rule and 2025 planning discussions are from council meeting summaries; confirm with the city. Livestock rules are from the City of Gholson Code of Ordinances (Sec. 2.02.008–.009). School details are from TEA, the Texas Tribune and Gholson ISD. Water details and new-service fees are from Gholson WSC; fees should be confirmed by phone. Electric providers are from appraisal district and HILCO records and vary by address. Commute is the Census Bureau’s 2020–2024 American Community Survey mean travel time (27.6 minutes). Population is the 2020 census count. No crime, fire rating or flood zone claims are made; flood risk is parcel-specific. North Texas Market Insider™ · Gholson FAQ

Gholson Frequently Asked Questions

Answered with verified specifics, from city limits, Gholson ISD and 2026 tax rates to water membership, septic, the 5-acre rule and livestock setbacks.

01Is Gholson part of Waco?

No. Gholson is its own incorporated city, a General Law Type A city whose residents voted to incorporate in 1975. It sits at FM 933 and FM 1858, about 12 miles northwest of Waco, and counted 1,250 residents in the 2020 census.

The confusion comes from the mail. Most Gholson homes use a “Waco, TX 76705” mailing address, but property taxes go to the City of Gholson, not the City of Waco.

Gholson has its own City Hall at 749 Knust Circle, a city council that meets the third Thursday of each month, its own volunteer fire department and its own school district, Gholson ISD.

02How can I confirm a property is inside Gholson city limits?

Start with the City Limits Map posted on the city’s About Us page. Then check the property’s McLennan Central Appraisal District account or tax bill for “City of Gholson” (unit 61). If it’s listed, the parcel is inside the city.

You can also call City Hall at (254) 829-0100. The city currently posts office hours of Wednesday, 9 a.m. to 5 p.m.; at other times, leave a voicemail and the city secretary will call back.

This matters because city status decides whether the 5-acre minimum lot rule, city building codes and livestock setbacks apply. The 76705 ZIP covers far more than Gholson, so never rely on the mailing address alone.

03Which school district serves Gholson homes?

Most Gholson homes are in Gholson ISD, a single-campus district serving pre-K through 12th grade at 137 Hamilton Drive, (254) 829-1528. It had about 228 students in 2026.

The district earned a B (87) in 2025 state ratings. It offers FFA, dual credit through McLennan Community College and six-man football, and it accepts nonresident transfer students by yearly application.

District lines and city limits don’t line up exactly, and the 76705 ZIP includes other districts. Confirm the district for any address with TEA’s School District Locator or the appraisal district record before you write an offer.

04How much are property taxes in Gholson?

The 2026 combined rate inside the city and Gholson ISD is about $1.27 per $100: City of Gholson $0.09, Gholson ISD $0.6669, McLennan County $0.374805 and McLennan Community College $0.140715. That compares with about $2.25 in Waco.

On a $265,000 homestead, the yearly bill comes to roughly $2,117 after the $140,000 school exemption and 20 percent city, county and college exemptions.

Owners 65 and older get more: an extra $60,000 off school value with a school tax ceiling, plus $10,000 (city), $35,000 (county) and $12,000 (MCC). These are illustrations, not quotes; confirm with the appraisal district.

05How do I get water service in Gholson?

Water comes from Gholson Water Supply Corporation, a member-owned nonprofit drawing on the Trinity Aquifer through five wells. The office is at 12520 Gholson Road, (254) 829-2907, open weekdays 8:30 a.m. to noon and 2 to 5 p.m.

Buying a home with existing service is a membership transfer, with a $25 transfer fee and $25 filing fee added to the first bill. New service where lines reach runs about $3,325: $200 membership, $1,200 installation, $1,900 parity fee and $25 filing.

Monthly bills start at a $40 minimum; 5,000 gallons comes to about $55. Confirm fees by phone, since rates and policies change.

06Does Gholson have city sewer?

No. Gholson has no city sewer system, so homes use on-site septic (OSSF) systems.

Permits run through the Waco-McLennan County Public Health District, (254) 299-2473, and county rules require a permit regardless of lot size or acreage. A new single-family permit is $510 for a standard system, $100 more for an aerobic unit, plus a $10 state fee; reinspection is $200.

When buying, ask for the septic permit file and order a septic inspection during your option period. Aerobic systems require an ongoing maintenance contract, so ask the seller for it and budget for the yearly cost.

07Who supplies electricity to Gholson homes?

It depends on the address. Parts of Gholson are served by Oncor, where you choose a retail electric provider and plan. Other parts are served by the HILCO Electric Cooperative, which has an office in Elm Mott; co-op members can’t shop retail providers.

Both utilities appear among the largest taxpayers in Gholson ISD, which shows how the area is split.

The fastest check is a recent electric bill from the seller. You can also look up the address on the Public Utility Commission’s service-area map. If you’re building on raw land, ask the utility early about line extension costs, which can add up on large tracts.

08What internet service can I get in Gholson?

It varies by road. Provider comparison sites list AT&T Fiber in part of the area, Rise Broadband fixed wireless, Spectrum cable in places, and satellite options such as HughesNet, Viasat and Starlink.

Those lists come from marketing sites and overstate coverage, so check the FCC National Broadband Map for the exact address before you count on working from home.

Ask the seller what service they use and how it performs, and test it during your option period. Speeds can drop sharply at the far end of a long rural drive, and fiber availability can change from one side of a road to the other.

09How does trash pickup work in Gholson?

Gholson has no city trash contract, so households subscribe to a private hauler. LoneWolf Trash, for example, advertises weekly pickup in Gholson, Axtell, Ross, Aquilla, West and Elm Mott.

The city holds spring and fall clean-up days at City Hall, 749 Knust Circle, for bulky items. The fall 2026 clean-up runs October 23–25.

Ask the seller which hauler they use and what it costs, and confirm pickup day and cart rules when you set up service. Burning household trash isn’t a substitute; city code prohibits open burning except under specific permitted exceptions.

10Can I split my land in Gholson?

The city currently requires a 5-acre minimum lot size. Splitting land below that takes a variance, and any subdivision goes through the city’s plat process.

The city posts a Plat Application & Checklist and a Plat Variance Application on its Forms & Permits page. In 2025 the council denied at least one request to split below 5 acres and advanced a narrow exception for transfers to relatives, with a resale restriction.

The rule has been under review: council members discussed a two-zone plan and the city has been recruiting for its Planning & Zoning Commission. Never buy land counting on a split; talk to City Hall first.

11Are manufactured homes allowed in Gholson?

HUD-code manufactured homes are allowed inside the city, subject to placement, installation and maintenance rules in Article 3.04 of the city code.

Older “mobile homes” are prohibited. Under state law that term means homes built before June 15, 1976, the start of the HUD code. The city code also bans living in an RV or travel trailer.

Before buying land for a manufactured home, confirm the 5-acre minimum lot rule, deed restrictions, the permit requirements and the septic design. Call City Hall at (254) 829-0100 and read the code sections, since placement standards can affect foundation, skirting and setbacks.

12Do I need a building permit in Gholson?

Yes. The city has adopted building, residential, plumbing and electrical codes, and it posts a Permit Application on its Forms & Permits page. Pools need permits and safety barriers.

A culvert application is also posted for driveway crossings, and septic systems need a separate permit from the Waco-McLennan County Public Health District.

Fees weren’t published online, so ask City Hall when you apply. Deed restrictions can add their own rules on top of the city’s, so read them before you plan a shop, barn or second structure. Start the conversation early; small-city offices keep limited hours.

13Can I keep horses or chickens in Gholson?

Yes, with setbacks. City code requires livestock pens to be at least 100 feet from anyone else’s residence, and animals must be penned at night and kept off streets.

Horses, cattle, sheep, goats, rabbits and fowl generally must stay 200 feet from another person’s home and 500 feet from buildings open to the public, with exceptions on land zoned agricultural or residential estate. Hogs can’t be kept within 100 feet of a dwelling, coops need 50 feet, and beehives need 300 feet unless neighbors consent.

Check deed restrictions too, and measure the setbacks on the survey before you buy.

14What are the outdoor burning rules in Gholson?

Inside the city, open burning is prohibited except under specific exceptions in city code. A cleanup burn requires a city permit, with approval on the day of the burn.

McLennan County’s burn-ban orders cover unincorporated areas. In fall 2026 the county had a conditional order banning outdoor burning whenever the National Weather Service issues a Red Flag Warning; full bans come and go with dry weather.

Check the county’s Notice of Burn Bans page and call City Hall before any burn. County questions go to the County Judge’s office at 254-757-5049. Grass fires move fast on open acreage, so keep cleared space around barns and fences.

15How do I file a homestead exemption for a Gholson home?

File with the McLennan Central Appraisal District using state Form 50-114, between January 1 and April 30 of the year you’re applying for. Include a copy of your Texas driver’s license showing the property address. Filing is free.

In Gholson, the exemption takes $140,000 off your school value and 20 percent off your city, county and college values. Owners 65 or older get more from each unit, plus a school tax ceiling.

A homestead also caps increases in taxable value at 10 percent a year. Late applications can be filed up to two years after the taxes become delinquent. Call MCAD at 254-752-9864 with questions.

16Can Gholson acreage qualify for ag valuation?

Possibly. Texas allows agricultural (1-d-1) valuation for land devoted principally to agriculture for five of the preceding seven years, and the McLennan Central Appraisal District sets local intensity standards.

For beekeeping, MCAD’s guideline requires 5 to 20 acres and six hives on the first five acres. Grazing and hay standards vary, so ask the district for its current guidelines before you buy.

Ag valuation can lower taxes sharply, but a change to non-ag use triggers rollback taxes for the three prior years. When buying, ask whether the land is currently valued as ag and whether you’ll keep it in qualifying use.

17What is Homestead Heritage near Gholson?

Homestead Heritage is a community near Elm Mott, off FM 933, known for its Homestead Craft Village at 608 Dry Creek Road. The village has craft shops, demonstrations, classes and a cafe, open Monday through Saturday, 10 a.m. to 5 p.m.

It hosts two big annual events: a Labor Day festival and the Homestead Fair on Thanksgiving weekend, held November 27–29 in 2026 with free admission and gates opening at 9 a.m.

Its general store sells feed, seed and garden supplies, and a market next door sells local food. Whether the village sits inside Gholson city limits wasn’t confirmed, so it’s best described as nearby.

18How far is Gholson from Waco and Dallas?

Gholson is about 12 miles northwest of Waco. Estimated off-peak drives from City Hall run about 20 minutes to downtown Waco and Baylor, and about 10 minutes to I-35 at Elm Mott.

Heading north, plan on roughly 85 minutes to downtown Fort Worth and 90 minutes to downtown Dallas via I-35. West’s kolache bakeries are about 20 minutes away and Hillsboro about 30.

Census data put residents’ average commute at about 28 minutes. Rural roads and I-35 traffic can add time, so test the drive at your real commute hours before you buy. Waco Regional Airport is the closest commercial airport.

19Who provides fire and ambulance service in Gholson?

The Gholson Volunteer Fire Department, at 1639 Wildcat Circle, has served the community since 2002. In 2019 it added a rescue and small brush truck with a $45,000 state grant. The station is also rented for community events.

American Medical Response (AMR) holds McLennan County’s ambulance contract covering the county’s surrounding areas. For any emergency, call 911.

Ask your insurer which fire station and protection class it uses for a specific address, since that can affect premiums on rural property. Mark your address clearly at the road so responders can find it on a long drive.

20How do I reach Gholson City Hall or attend a council meeting?

The council meets the third Thursday of each month at City Hall. Sources list different start times, so check the posted agenda on the city’s website, where minutes and public notices are also posted.

City Hall is at 749 Knust Circle, (254) 829-0100. Currently posted office hours are Wednesday, 9 a.m. to 5 p.m. If no one answers, leave a voicemail and the city secretary will call back during the next open office hours.

You can subscribe to city notifications on the website. The city has also been seeking residents for its Planning & Zoning Commission, a good way to have a say in how the 5-acre rule and future zoning evolve.

Answers were verified as of October 2026 from the City of Gholson (website and Code of Ordinances), McLennan County, the McLennan Central Appraisal District, the Waco-McLennan County Public Health District, Gholson WSC, Gholson ISD, the Texas Education Agency, the Texas Tribune, the Texas State Historical Association, HILCO Electric Cooperative, Homestead Heritage, the Texas Comptroller, KWTX and the Waco Tribune-Herald. Rates, fees, providers and rules change; verify anything you intend to rely on. Water fees are from a Gholson WSC rate document and should be confirmed by phone. The 5-acre rule and 2025 council actions are from summaries of meeting video; confirm with official minutes. Burn-ban status changes often. AMR’s coverage of Gholson is inferred from its county contract. Internet providers are from comparison sites. Drive times are estimates and were not drawn from a mapping source. Combined tax figures are illustrations, not quotes. This is general information, not legal, tax, lending, insurance, environmental or engineering advice. Gholson sits on FM 933 about 12 miles northwest of Waco, roughly an hour south of my Waxahachie office, with acreage, ranchettes, manufactured homes and custom builds. Buying here is about water membership, septic, the 5-acre rule and which utility serves the parcel. I sort out the details that matter here, and the awkward parts are named.

01

Water Decides the Land

New Gholson WSC service runs about $3,325 where lines already reach, and land away from the lines may need a line extension. Rates rose in August 2025. I confirm membership status and tap costs in writing before you buy land or a home.

02

The 5-Acre Rule Is Real

Inside the city, lots generally must be at least 5 acres, and the council has denied requests to split smaller. The rule is under review, but nobody should buy counting on a change. I check the plat and city status first.

03

A Low Tax Bill, Plainly

At 2026 rates, a $265,000 homestead pays about $2,117 a year (about 0.8 percent of value), or about $1,560 for owners 65 and older before any school tax ceiling. I pull the actual tax record for every address.

04

Septic and the Flood Map

There’s no city sewer, so I pull the septic permit file and any aerobic maintenance contract. Near the Brazos I check the FEMA flood map, since a floodplain development permit can apply to new work.

05

Power, Internet and Trash, by Address

Electricity is HILCO or Oncor depending on the parcel, internet ranges from fiber to fixed wireless, and trash is private subscription. I confirm all three so your monthly costs hold no surprises.

06

I Will Tell You Not to Buy It

Gholson is rural. Groceries and hospitals are in Bellmead and Waco, City Hall keeps limited hours, and a lot you hoped to split may not qualify. If any of that is a dealbreaker, you will hear it from me first.

Six things worth knowing before you start looking here

Confirm city limits on the appraisal record. Second, confirm the water membership or new-tap cost. Third, pull the septic file. Fourth, confirm the electric provider, HILCO or Oncor. Fifth, check the 5-acre rule before planning any split. And sixth, pull the flood map near the Brazos.

Gholson-specific things to raise with all four. Freddie Mac’s 30-year average was 7.28 percent on October 1, 2026, up from 7.03 percent a week earlier, so ask about rate locks and buydowns. McLennan County’s 2026 FHA limit is the national floor, $541,287. Gholson’s rural setting suggests many addresses may be USDA-eligible; confirm each one on USDA’s map. Ask how septic, a water corporation and acreage affect FHA, VA and USDA appraisals. I recommend these lenders based on their expertise and service. I do not receive compensation for referrals.

Ready to talk, or just have a question?

Either is fine. I answer my own phone, and you will never be routed to a call center or handed to a junior agent. Send me an address and I will tell you whether it’s inside Gholson city limits, what water service will cost, who supplies the power, whether it’s near a floodplain, and what the tax bill looks like.
