Rutherford Crossing
$300K – $500K
A John Houston community, and the builder is headquartered here in Red Oak on Century Way. That matters more than people expect, because the team building your house lives in the same town.
Discover why families, professionals, and tech investors are all choosing Red Oak as their home.
A starting point, not a full list. Red Oak is the closest Ellis County city to downtown Dallas, and new construction is opening faster than any list stays current. Swipe through six that come up on almost every call.

A John Houston community, and the builder is headquartered here in Red Oak on Century Way. That matters more than people expect, because the team building your house lives in the same town.
$300K – $500K
Another John Houston community. Incentives move month to month across all of their Red Oak sections and are frequently worth more than a price cut, so ask what is on the table this week rather than last.
$300K – $500K
John Houston again, with the floor plan flexibility this builder is known for. Worth walking alongside Rutherford Crossing and Sunrise Village to compare lot sizes rather than assuming they are interchangeable.
$300K – $500K
A John Houston section on the north side, closer to the Glenn Heights line. Check the school zone carefully here, because the north end is where Red Oak ISD boundaries get interesting.
Ask for current pricing
One of the newer communities in town, with an active HOA. I am not going to name the builder here until I have confirmed it directly, because two sources disagree and a wrong answer helps nobody.
Ask for current pricing
The resale side of Red Oak. Mature trees, larger lots in places, and none of the construction dust. These are where a buyer who wants a yard that already grew in should be looking.
Swipe or drag sideways to see them all.
Price ranges are general guides that move with the market and with inventory in each community. They are not appraisals and not a substitute for a comparative market analysis on a specific property. Builder incentives and HOA dues vary by community and by phase. No Public Improvement District or Municipal Utility District was found attached to a Red Oak subdivision, which is genuinely good news compared with many DFW suburbs, but confirm with the city on any specific lot before you write. Two things to verify by address in Red Oak: which school the home feeds after the January 2026 middle school split, and whether water comes from the City of Red Oak or Rockett Special Utility District. The I-35E frontage collects the same national retail every corridor town has. This is the other list. Red Oak punches above its size on two things in particular: independent barbecue, where eight separate smokehouses operate in a town of twenty thousand, and independent Tex-Mex along Ovilla Road and Highway 342.
251 E Ovilla Rd · 972-617-5362
The town's institution. It started as Tiffany's father's dream in 1978, and Tiffany and Ryan took over in 2017. Brisket, ribs, stuffed baked potatoes and banana pudding. They will smoke your holiday turkey, and there is a military discount.
991 E Ovilla Rd · 469-682-3092
The highest-rated barbecue in town on most platforms. Small operation, so go early.
305 S I-35E Service Rd · 469-820-9437
Right on the service road, which makes it the one commuters pull off for on the way home.
2506 Ovilla Rd · 469-552-6990
Takes the catering side seriously. The one to call for a graduation party or a closing celebration.
101 Eagle Dr · 972-617-3336
Long-running and unfussy. Part of the reason nobody here has to drive to Lockhart.
Red Oak
Frequently the top result in local barbecue searches. Hours run to what sold out rather than what the sign says, so go early or call.
Red Oak
Another independent smoker. Between this, Junior's, Pap's, Harris, Randy's, RJ's, Alma and Fingers, Red Oak has eight.
Red Oak
Rounds out the local bench. Try all eight before you decide which one is yours.
523 TX-342 · 972-617-3616 · Closed Mondays
Family-owned since 1993 and the closest thing Red Oak has to a full bar with a real kitchen behind it. Margaritas, daily lunch and happy hour specials, and Mr. Amaya still works the room.
103 Harris Ave · 972-848-4840
Family-owned, originally started in Cleburne in 1980. The birria quesadilla is what people order. Drive-thru, and open to 11pm Friday and Saturday.
101 Pierce Rd · 469-820-9164
Tacos, mariscos and papas con queso. The green salsa is the standout, and there is a five free tacos deal when you buy twenty.
109 S SH 342 · 469-552-6024
Tortillas made on site and breakfast tacos to go with them. The kind of place that tells you a town has a real Hispanic community rather than a token restaurant.
100 Plaza Dr · 469-820-9355
Tortas and a proper Mexican breakfast, with a near-perfect local rating. Small, and worth the parking lot.
132 E Ovilla Rd · 469-820-9178
Sit-down Mexican with a cantina side, on the Ovilla Road run where most of the independents cluster.
273 W Ovilla Rd · 972-576-2005
A west-side standby. Reliable rather than trendy, which is the point.
2520 Ovilla Rd · 972-617-4554
Out on the east end of Ovilla Road, next door to RJ's barbecue. Two very different lunches within a hundred feet.
300 Sharaf Ave · 469-820-9177
Ramen and sushi in Ellis County, which is not a sentence you get to write often. The tonkotsu is the one people mention.
109 Waterview Pkwy · 830-249-1070
Independent Thai, well rated, and the sort of place that survives on regulars rather than traffic.
111 W Ovilla Rd · 972-576-5822
The neighbourhood Chinese takeout. Every town needs one and this is Red Oak's.
125 W Ovilla Rd · 972-230-8500
The best-rated restaurant in Red Oak on the directories, independent Italian, and quietly the answer to where you go for an anniversary without driving to Dallas.
219 S Hwy 342 · 469-820-9616
Pizza, burgers and ice cream under one roof, which makes it the default with kids in the car.
301 S I-35E · 214-612-0104
Gumbo and seafood boils. Fills up on a Friday with no marketing at all.
205 S Main St · 469-844-0602
Caribbean and New American seafood. Genuinely unusual for Ellis County and well rated for it.
110 W Ovilla Rd · 972-576-3999
Burgers and a bar on the Ovilla Road strip. One of the short list of rooms here that reads as a night out.
205 S Main St · 972-576-3420
Steaks, burgers and a bar on Main Street, named for the highway that runs through town.
Inside The Oaks Church · 777 S I-35E
Lattes, cappuccinos, americanos and frappes, with a portion of proceeds going to local and global partners. Built as a place to work and meet rather than grab and go.
107 S State Hwy 342 · 469-820-5107
Doors open at four in the morning. Donuts, kolaches and apple fritters, and the chocolate ones are gone early on Saturdays.
205 S Main St, Ste 1011 · 469-552-6660
Mochi donuts and minis, with a drive-thru. One of four independent donut shops in town, which is its own kind of statistic.
600 Methodist St · 972-576-5582
Pies and ice cream on Methodist Street. The one to order from at Thanksgiving, and order early.
960 N Hwy 342 · 469-820-9220
Frozen daiquiris and desserts out of a shack on 342. Exactly as good an idea as it sounds in July.
Red Oak
The snow cone stand parents name first. A summer institution alongside Crunchy B's, Georgie Boy's Ice Cream, De Colores and YummiBerry frozen yogurt.
Red Oak
Mexican paletas, arroz con leche popsicles, esquites and elotes. Worth walking past the chain ice cream for.
276 E Ovilla Rd · 972-617-7587
Family-owned florist and gift shop, and the one this town actually calls for prom, weddings and funerals. Open weekdays nine to five.
S State Hwy 342
Consistently the top-ranked thrift store in town, with fresh stock weekly. The genuine treasure hunt here.
138 E Ovilla Rd · 972-515-8500
Locally operated, and the closest thing Red Oak has to a garden center. The staff will actually walk you to the aisle.
No brewery, no wine bar, and a thin independent retail scene with no bookstore, nursery or antique district inside city limits. Rather than pretend otherwise: Railport Brewing at 405 W Madison in Waxahachie is the first family-owned brewery in Ellis County, about ten minutes south. Bearded Ax Brewery at 301 W Main in Midlothian is roughly the same distance west, brews on site, and has a dog-friendly patio. For antiques and boutiques, the Waxahachie courthouse square is twenty blocks of it. And there is no confirmed farmers market in Red Oak right now, so the Waxahachie Downtown Farmers Market runs Saturdays nine to one at 701 Howard Road, and Midlothian's runs Saturdays nine to one at Union 28 from late April through October.
Verified open as of September 2026. This list is deliberately limited to locally owned businesses; national chains cluster on the I-35E frontage and are easy enough to find without me. One caution on geography: ZIP 75154 also covers parts of Ovilla and Glenn Heights, so directory sites regularly label businesses in those towns as Red Oak. Everything above is Red Oak proper. Independent barbecue frequently closes when it sells out rather than when the sign says, so call before you drive. A few of the smaller ice cream and dessert stands are listed without a street address because I would rather leave one blank than publish one I have not confirmed. Price tiers are approximate. Businesses listed are for general local reference and are not endorsements, and I receive no compensation from any business named. From Possum Trot to the Data Center Corridor
Col. James E. Patton and family settled on Red Oak Creek in 1844, southeast of Billingsley Fort near present-day Ovilla, then moved to the current townsite in 1845.
The post office moved over from Mitchell's Branch, and on July 25, 1847, Patton founded the Shiloh congregation of the Cumberland Presbyterian Church.
A post office and a church inside the same year is how a settlement announced it intended to stay. The Shiloh congregation predates the town's current name by two years.
The settlement was originally called Possum Trot for the abundant opossums, sitting on the Waxahachie stage route with early merchant Owen Dorsey.
The name is documented, not folklore. What matters later is that when the Katy Railroad built south toward Waco, it bypassed Possum Trot by about a mile and put its station at Red Oak instead, which is why the town eventually picked up and moved to the tracks.
Renamed for Red Oak Creek and its oak trees, the same year Ellis County was carved out of Navarro County.
One correction worth making, because it is repeated locally. The City of Red Oak's own history page prints 1949 for the county's formation. That is a typo. Ellis County was created in 1849, per the Texas State Historical Association. The 1949 date belongs to the city's incorporation, a full century later.
Hugh Caldwell and I.P. Jeffers built the first store, the post office moved into it, and mail service improved from every six weeks to weekly.
Wheat was the staple before the Civil War. Cotton took over through the 1860s, putting Red Oak on the same economic arc as the rest of Ellis County.
The Missouri, Kansas and Texas Railroad reached Red Oak in 1884 and completed its Dallas to Waco line in 1890. By 1893 the town had recentered itself on the tracks.
This is the era that set the geography still in use. A rail line running north to Dallas and south to Waco is the same corridor I-35E occupies today, and it is the reason Red Oak has always been the Ellis County town closest to Dallas.
Fire damaged the southern part of town in 1909 and the northern part in 1919. Ten years apart, and between them they took much of what the railroad era had built.
Red Oak incorporated in 1949, a full century after it took its name. The first recorded population, in 1950, was 350.
Three days of filming for the 1967 Warren Beatty and Faye Dunaway picture, with a Red Oak resident cast in it.
Local resident Mrs. Mabel Cavitt appeared as Bonnie Parker's mother. The film also shot in Waxahachie and elsewhere in the county, which makes Ellis County one of the more filmed rural counties in Texas.
1,882 residents in 1980. 4,310 in 2000. 10,769 in 2010. 14,222 in the 2020 Census. Dallas kept moving south and Red Oak was the first stop it reached.
The 2007 school bond that built Red Oak High School and Shields Elementary came out of this stretch, and it is the last time the district got ahead of growth rather than chasing it.
Google announced Red Oak in 2023 and went operational in November 2025. Compass and DataBank followed. The population estimate is now 20,394.
Google's Red Oak campus sits on roughly 166 acres at FM 664 and SH 342, about 285,000 square feet, with investment rising from $330 million toward $600 million. It came online at the same November 14, 2025 event where Google announced a $40 billion Texas investment. Google has also granted $150,000 to Red Oak ISD for STEM and $100,000 to the library for a makerspace.
It has not been unanimous. On May 11, 2026, after a nearly five-hour meeting, the city council voted 4 to 1 to rezone a separate 830-acre Compass campus over organised resident opposition. That is the town's sixth data center campus, and the debate about what Red Oak becomes is happening right now rather than in hindsight.
Compiled from the Texas State Historical Association, the Texas Almanac, the City of Red Oak, Red Oak ISD, the US Census Bureau, the Office of the Governor of Texas, Google, KERA News and the Dallas Morning News. Where sources conflict, both versions are noted. The 1849 versus 1949 county formation date is flagged because the city's own history page contains a typo. Population figures after 2020 are estimates.
Something on the Calendar Nearly Every Month
A youth fishing morning run by Parks and Recreation, and one of the few reasons anybody is happy about a cold January Saturday.
Fire trucks, police units, heavy equipment and city vehicles parked for kids to climb on. Free, loud, and the best two hours of February for a five year old.
Free to the public, and the Chamber partners with area school districts so graduating seniors can talk to actual business owners about careers.
A two-day barbecue competition sanctioned by the Outlaw Barbecue Association, run with the City of Glenn Heights. Live music and family activities alongside the smoke.
The city hunt, which has run as a drive-through in past years. Dates move with Easter, so check the calendar rather than assuming.
The Chamber golf tournament, and it funds something real. The scholarship program started in 2002 and has put more than $100,000 into graduating seniors from Red Oak High School and Life High School Waxahachie.
Not a stuffy tournament. Past years have featured a golf ball cannon and a marshmallow tee-off, which tells you how seriously to take your scorecard.
The city's Independence Day celebration and the biggest night of the year. Free. Live DJ, bounce houses, obstacle course, climbing wall, face painting, food trucks, and an eighteen-minute fireworks display at 9:30.
Held at The Oaks Church and hosted with Citizens National Bank of Texas. On-site parking opens at 6:30. Note the timing: it runs the weekend before the Fourth rather than on it, which catches new residents out every year.
Reading logs, prizes and performances aimed at elementary kids, and adults can read along. Free, and it runs the whole summer.
A morning parade down Red Oak Road with fire trucks, marching bands, classic cars and cheerleaders, then a festival at Watkins Park with vendors, food trucks, bounce houses, a climbing wall, a petting zoo and pony rides.
Hosted by the Red Oak Area Chamber with the city. This is the one that feels like the whole town turned out, and the single best day of the year to see whether Red Oak suits you before you commit to a house here.
This is Red Oak's Halloween. A carnival run by The Oaks Fellowship, a costume contest judged by the Red Oak Lions Club, hayrides, bounce houses, vendors, and the trunk-or-treat all folded into one evening.
Next door in Ovilla, which shares the 75154 ZIP code with Red Oak. Worth knowing about, and worth not confusing with Founders Day, though plenty of listings do.
The Chamber's largest fundraiser. Dinner and open bar, games of chance, and a silent and live auction running to getaways, sporting event tickets and wine baskets.
Kicks off with the holiday parade, then photos with Santa, s'mores and hot chocolate, live entertainment, holiday vendors, kids' crafts, inflatables and DIY wreath making. Free.
Story time for ages eighteen months to five years, free. Alongside it: a monthly book club on the third Monday, a Teen Lit Box for card holders aged thirteen to eighteen, and NOVA STEAM Saturdays.
The library also runs a makerspace built with a $100,000 Google grant. Small library, unusually well equipped, and one of the quieter arguments for raising kids here.
One high school, one stadium, one Friday night. In a town this size that makes Red Oak Hawks football the weekly community gathering.
Monthly luncheons, ribbon cuttings and groundbreakings, plus the Leadership Ellis County series that runs September through June. The fastest way into the business community here.
Dates shift annually. Always confirm against the City of Red Oak Special Events page and the Red Oak Area Chamber calendar, which are the authoritative sources, and note that the city's Special Events landing page has at times displayed older sample dates, so use the live calendar. Two corrections worth making, because both circulate online: "Red Oak Heritage Days" is not a City of Red Oak event and appears to be a conflation of Ovilla Heritage Day with Red Oak's own Founders Day, and "Halloween in the Park" is not separately listed because the Halloween activity is folded into the Red Oak Fall Festival. There is also no confirmed recurring farmers market inside Red Oak city limits at present.

Eight campuses today with a ninth funded, and the map just changed. Dr. Joy Shaw Middle School opened in January 2026, which split a district that had run on a single middle school into two feeder patterns. If you are shopping here, that split is the most important thing on this page.
Showing all campuses
SH 342 · Built by the 2007 bond
Fed by Both middle schools
The district's only high school, and every student in Red Oak ISD ends up here regardless of which middle school they attended.
Worth knowing before you buy: the campus is running over its functional capacity, roughly 2,300 students against about 2,165 in the main building. That pressure is what drove the district's recent bond activity, and it is the honest counterweight to everything good about the schools here.
Graduation rate for the Class of 2023 was 94 percent against a state average of 90.3.
Westmoreland Rd, south of Ovilla Rd · In Ovilla
Fed by Shields, Schupmann
The district's second middle school, opened over winter break in January 2026 after two schools spent the fall sharing the Red Oak Middle School building.
Funded by the $97.5 million bond that passed May 6, 2023 at roughly 60 percent, after two earlier bond attempts failed in 2022. Built on a wing concept with capacity up to 1,200 in grades six through eight, and the main gym doubles as the campus storm shelter.
It came in millions under budget, with only about $80 million of the authorised $97.5 million in bonds actually sold.
Red Oak · The original middle school
Fed by Eastridge, Red Oak, Wooden
Rebranded as the Black Hawks when the district split into two middle schools. Draws from three of the five elementary zones.
North side · Glenn Heights growth corridor
Feeds Dr. Joy Shaw MS
The district's largest elementary and the one feeling growth hardest, pushed past 750 students substantially by development in Glenn Heights.
Red Oak · Built by the 2007 bond
Feeds Dr. Joy Shaw MS
Built alongside the high school out of the 2007 bond, and now over 650 students. Earned distinctions for Academic Growth and Closing the Gaps in 2024-25.
Red Oak
Feeds Red Oak MS
The strongest performing campus in the district in 2024-25, earning four distinctions: Reading, Math, Academic Growth and Closing the Gaps.
East side
Feeds Red Oak MS
One of three campuses now feeding the original middle school after the January 2026 split.
Central Red Oak
Feeds Red Oak MS
The namesake campus, in the older established part of town.
Harmony Way, off Uhl Rd · North of Ovilla Rd
The sixth elementary, planned on land the district already owns. A campus has also been approved to carry the name of Shirley Ann Jones.
Part of the $213.9 million bond package called in January 2025 for the May 3, 2025 ballot, alongside a roughly 90,000 square foot career and technical expansion, ADA playgrounds at all five elementaries and athletics work at Goodloe Stadium. The district structured it to avoid raising the current tax rate.
Confirm the outcome of that election and the opening timeline directly with the district before relying on it. When this campus opens it will trigger another zone change, which is the second rezone in three years.
This is the single most expensive thing to get wrong in Red Oak right now, because most listing sites and school rating pages still show the old single-middle-school pattern. As of January 2026: Shields and Schupmann feed Dr. Joy Shaw Middle School. Eastridge, Red Oak and Wooden feed Red Oak Middle School. Everyone still lands at Red Oak High School. Run the address through the district's School Zone Locator before you write an offer.
Red Oak ISD is growing fast enough that the map keeps moving. Enrollment is projected past 7,000 by 2026-27, the city estimates roughly 2,000 new single-family homes over five years, and about 700 students have been added since 2020. When the Harmony Way elementary opens, boundaries move again. The campus a home feeds today is not a permanent guarantee.
ZIP 75154 covers Red Oak plus parts of Ovilla, Oak Leaf and Glenn Heights, and some addresses with a Red Oak mailing address fall outside Red Oak ISD entirely. Neighbouring districts include Ferris, Midlothian, Waxahachie, DeSoto and Lancaster. Dr. Joy Shaw Middle School itself sits in Ovilla. Confirm the specific address with the district rather than assuming from the mail.
Accountability ratings are intentionally not shown on the campus cards. TEA letter grades and third-party scores change annually and a single year rarely reflects what a campus is actually like. For current ratings, go to the source: TXschools.gov for TEA accountability data, or GreatSchools and Niche for third-party scores. For context, Red Oak ISD's most recent district rating is a C+ at 77 for 2024-25, up one point from the prior year, and the district earned a B at 84 in 2021-22. Enrollment figures are recent snapshots and vary by source. Attendance zones, campus names and opening dates change; confirm directly with Red Oak ISD. This information is provided for general reference only and is not a recommendation regarding any school, campus, district, neighbourhood or property. Median Sales Price
What Red Oak homes actually sold for each month, not what sellers hoped to get. The single most important number for understanding local conditions.
Red Oak runs from older resale on the established side of town to new construction well past $500,000. The median finds the exact middle, half above and half below, stripping out the distortion a handful of extreme sales would create.
You are competing against builder inventory here, and John Houston is building across several sections at once. Price against the last ninety days of resale closings, not the annual trend and not the model home down the street.
Watch the gap between list and sale price, because that is who holds leverage. Portal readings currently disagree on direction in Red Oak, which makes the actual MLS closings more useful than usual.
Under 30 days means strong demand and multiple offers are common. Over 60 days means buyers are being selective, inventory is building, and negotiating power has shifted.
This sets expectations before you list. If homes move in 20 days the market rewards correct pricing. If they sit 90, you need aggressive pricing and real marketing.
This tells you whether to decide fast or take time on due diligence. Watch the seasonal pattern, since spring and summer run faster as families move around school calendars.
Under 10 showings means buyers are deciding quickly, which signals a genuine seller's market. Over 20 means buyers are touring a lot of houses before committing.
This separates a pricing problem from a presentation problem. If the average is 8 showings and you are at 15 with no offer, something is wrong and it is fixable before you lose more market time.
High showings-to-pending means you can be selective without losing homes. Read it alongside days on market: low on both is a hot seller's market, high on both means you have the advantage.
The heartbeat of the market. Rising prices with rising volume is a genuine seller's market. Rising prices with falling volume means momentum is weakening, and that distinction gets missed constantly.
High volume means proven absorption. You are competing in a market where correctly priced homes are demonstrably selling, not just being listed.
High volume means more competition and faster-moving inventory. Declining volume creates room for patient negotiation and time to be selective.
Charts supplied by NTREIS via 10K Research and Marketing and update automatically. Data reflects residential activity reported to the MLS and may be revised as late-reported sales come in. New construction sold directly through a builder does not always appear in MLS counts, which matters in a city with this much active building. Market statistics describe the city as a whole and are not a substitute for a comparative market analysis on a specific property, and note that ZIP 75154 also covers parts of Ovilla, Oak Leaf and Glenn Heights. Texas is a non-disclosure state, so publicly available sale prices elsewhere are frequently estimates rather than recorded figures, which is why Zillow and Redfin currently disagree on which direction Red Oak values are moving. Bobby Franklin, REALTOR®, TREC #0805459, Legacy Realty Group – Leslie Majors Team.
Pick a purchase year and the price fills in with what a typical Red Oak home cost that year. If you own here, type over it with what you actually paid. The math runs on the federal house price index for Ellis County, which reflects real repeat sales in this county rather than a national model guessing at a Texas market it cannot see.
Bought here? Tap the number and enter what you paid.
Federal house price index growth, indexed to the purchase year, where the purchase year equals 100.
On the same federal index, Ellis County fell about 6 percent peak to trough across the entire housing crash, and the Dallas division fell under 4 percent. Over the same period Las Vegas fell about 61 percent, Phoenix 51 percent and Miami 47 percent. Conservative lending law, cheap developable land and no preceding bubble are why.
Growth here has been strong but it is not a straight line and it is not one right now. The Ellis County index was essentially flat from 2024 to 2025, and the sources disagree on direction: Zillow shows the Red Oak ZIP down about 2 percent year over year while Redfin shows the city up 7 percent. A recent buyer can hold real equity from the down payment while appreciation sits flat.
Sale prices are not public record here, which is exactly why this tool runs on the federal repeat-sales index rather than a portal estimate alone. A Zestimate is a model, not a record of what changed hands, which is why national sites disagree by twenty thousand dollars or more on the same town in the same month. Actual closed prices live in the MLS. If you want the real number for your specific street, that is a conversation, not a website.
Growth rates are the FHFA All-Transactions House Price Index, annual values 2009 through 2025: Ellis County, Texas (FRED series ATNHPIUS48139A), the State of Texas (TXSTHPI) and the United States (USSTHPI). State and national figures are annual averages of the four published quarters. The prefilled dollar figures are derived, not published. No source publishes a year-by-year home value history for the city of Red Oak, so the suggested values are calculated by applying the Ellis County index to Red Oak's most recent published typical home value of $353,378 for ZIP 75154, observed July 2026. They describe the shape of the county market scaled to Red Oak, not recorded Red Oak sale prices. Entering your own purchase price replaces the estimate entirely and produces a result specific to your home. The FHFA county index is labeled developmental and is subject to revision; the 2026 value has not yet been released, so 2025 is used as the current year. The index tracks repeat sales financed with conforming Fannie Mae and Freddie Mac mortgages, which means it excludes foreclosures and jumbo loans and reads differently from Case-Shiller. It reflects the county as a whole and not any specific property, neighbourhood, condition, lot or set of improvements, and ZIP 75154 also covers parts of Ovilla, Oak Leaf and Glenn Heights. Equity figures assume a 30-year fixed mortgage at that year's Freddie Mac annual average rate, held to today, with no refinancing, no extra principal and no additional borrowing against the home. They exclude closing costs, property taxes, insurance, HOA dues, maintenance, improvements and selling costs, all of which are substantial. This is an illustration for general reference, not an appraisal, a comparative market analysis, a valuation or investment advice. Past appreciation does not predict future appreciation. Bobby Franklin, REALTOR®, TREC #0805459, Legacy Realty Group – Leslie Majors Team.
Red Oak sits about twenty miles up I-35E from downtown Dallas, which makes it the first stop the metroplex reaches coming south. That position is the whole thesis: Ellis County prices and school taxes, with a Dallas commute that most of the county cannot match.
No other Ellis County city is this close to Dallas. Off-peak it is a twenty-something minute run straight up I-35E, which is why Red Oak fills with people who work in Dallas but did not want to pay Dallas County prices or accept a Dallas County lot size.
Google's campus went operational here in November 2025. Compass Datacenters is building multiple phases along Austin Boulevard, and DataBank closed a $2 billion construction loan in April 2026 for its first three buildings. Data centers employ few people directly, but they pay taxes like a small city.
John Houston Homes is headquartered in Red Oak on Century Way and builds across the city. Buying from a builder whose office is four minutes from your lot is a different experience than buying from a regional division office two counties away.
Median household income runs about $104,561, roughly twenty percent above the Dallas-Fort Worth metro figure and well above the Texas median. Combined with home values in the $350,000 range, that is a genuinely different affordability picture than north DFW.
Population went from 10,769 in 2010 to 14,222 in 2020 to an estimated 20,394 in 2025. Two school bonds failed in 2022 before one passed in 2023. The high school is over its functional capacity, and the zones just changed in January 2026. There is also no commuter rail, no DART service and no park-and-ride. This is a car commute.
There is no hospital inside Red Oak city limits. Water comes from the city or from Rockett Special Utility District depending on your address, which surprises people at closing. And the data center growth is not unanimous: on May 11, 2026, after a nearly five-hour meeting, the council approved an 830-acre Compass campus by a 4 to 1 vote over organised resident opposition.
Browsing, or actually moving? Either is fine. The listings are live below, and I am happy to talk through the new school zones, which water district serves an address, and what the data center growth means for you before you are anywhere near ready.
Browse Red Oak homes →Drive times are approximate off-peak estimates measured from central Red Oak and will run materially longer in morning and evening rush, realistically 35 to 50 minutes into downtown Dallas and past an hour to Fort Worth. Every figure above should be treated as an estimate rather than a measurement, and the four marked approximate were not individually confirmed. Confirm your own route and timing before relying on them. There is no commuter rail, DART rail or DART bus service in Red Oak; the city sits outside the DART service area and the nearest rail is the Blue Line in far south Dallas County. Market conditions, school boundaries and tax rates change; verify anything address-specific before acting on it.
These are not questions I made up. They are the ones that come up on relocation forums, in resident reviews and on the phone, in roughly the order people ask them. Including the ones with uncomfortable answers.
About twenty miles to downtown Dallas straight up I-35E, roughly twenty-three minutes off-peak. That makes Red Oak the closest Ellis County city to downtown, and it is the single biggest reason people land here rather than further south. Fort Worth runs about forty-five minutes via I-20 west to I-35W, and DFW International around thirty-five.
Rush hour is a different story. Realistically you are looking at 35 to 50 minutes into Dallas and past an hour to Fort Worth. And be clear about this before you buy: there is no commuter rail, no DART rail and no DART bus service in Red Oak. The city sits outside the DART service area entirely and the nearest rail is the Blue Line in far south Dallas County. This is a car commute.
For 2025 the City of Red Oak adopted 0.695306 per $100, split into 0.457028 for maintenance and operations and 0.238278 for debt service. Red Oak ISD adopted 1.0633, made up of 0.7152 for maintenance and operations and 0.3481 for interest and sinking. City and school together come to roughly 1.76 per $100 before the county rate and before exemptions.
One thing worth knowing: the district's 2025 maintenance and operations levy triggered the statutory notice that it raises more taxes than the prior year, roughly 15.65 percent more on the M&O side, which works out to about $112 more on a $100,000 home. The interest and sinking rate stayed flat at 0.3481. Add the Ellis County rate from the county tax office, then subtract your homestead exemption, to get the number you will actually pay.
Depends entirely on which source you read, and I would rather show you the disagreement than pick the flattering one.
The FBI-based aggregators say safer than average. AreaVibes puts violent crime around 238 per 100,000 on 2024 data, OpenCrime reports 187.2 per 100,000 with zero murders in 2024, and property crime lands near 1,250 per 100,000 against a national figure closer to 1,954. NeighborhoodScout reads the same underlying data and rates Red Oak as higher-crime than most Texas cities.
Two caveats either way. AreaVibes also shows year-over-year increases, violent up about 9 percent and property up about 47 percent, which is what happens in a town adding thousands of residents. And the department runs roughly 28 officers, about 2.5 per 1,000 residents, which is below the state average.
Improving, and honestly rated as middle of the pack. Red Oak ISD's most recent TEA accountability rating is a C+ at 77 for 2024-25, up one point from the prior year. The district earned a B at 84 in 2021-22, and the 2022-23 and 2023-24 ratings were withheld statewide during TEA litigation. If you see "top ten percent in Texas" on a listing page, that claim does not match the current rating.
The outcomes are better than the letter grade suggests. Four-year graduation for the Class of 2023 was 94 percent against a state average of 90.3. Average SAT was 904 and ACT 19.1. Wooden Elementary earned four distinctions in 2024-25 and Shields earned two. The district is 41.5 percent Hispanic and 58.4 percent economically disadvantaged, with a student-teacher ratio around 17 to 1.
Ask, because the answer changed two months ago and most listing sites have not caught up. Dr. Joy Shaw Middle School opened in January 2026, splitting a district that had run on one middle school into two feeder patterns.
As it stands now: Shields and Schupmann feed Dr. Joy Shaw Middle School. Eastridge, Red Oak and Wooden feed Red Oak Middle School. Everyone lands at Red Oak High School regardless.
There is also a district question underneath the campus question. ZIP 75154 covers Red Oak plus parts of Ovilla, Oak Leaf and Glenn Heights, and some addresses with a Red Oak mailing address fall outside Red Oak ISD entirely, into Ferris, Midlothian, Waxahachie, DeSoto or Lancaster ISD. Dr. Joy Shaw Middle School itself sits in Ovilla. Run the address through the district's School Zone Locator before you write an offer.
Red Oak has become one of the densest data center corridors in North Texas, and it is reshaping the tax base. Google announced its Red Oak campus in 2023 on roughly 166 acres at FM 664 and SH 342, about 285,000 square feet, with investment rising from $330 million toward $600 million, and it went operational at the November 2025 event where Google announced a $40 billion Texas investment. Compass Datacenters has been building along Austin Boulevard since 2019 across multiple phases. DataBank closed a $2 billion construction loan in April 2026 for the first three buildings of a 480-megawatt campus.
The community benefits are real and documented: Google granted $150,000 to Red Oak ISD for STEM education and $100,000 to the city library for a makerspace, and Compass proposed a $15 million grant toward a new county animal shelter.
It is also genuinely contested. On May 11, 2026, after a nearly five-hour meeting, the city council voted 4 to 1 to rezone a separate 830-acre Compass campus, the city's sixth, over organised resident opposition that gathered thousands of petition signatures. If you are buying near one of these sites, go read the council minutes yourself.
Fast, and the schools have felt it hardest. Population went from 10,769 in the 2010 Census to 14,222 in 2020 to an estimated 20,394 in 2025. The city projects roughly 2,000 new single-family homes over the next five years, and Red Oak ISD has added about 700 students since 2020 with enrollment projected past 7,000 by 2026-27.
What that produced is visible in the record. A $230.1 million bond failed in May 2022. A middle school bond failed in November 2022. A $97.5 million bond finally passed in May 2023 and built Dr. Joy Shaw Middle School. Red Oak High School still runs over its functional capacity. If you want the version where the infrastructure is comfortably ahead of the rooftops, this is not it.
Because it is address-specific and it catches people out at closing. Some Red Oak addresses are served by the City of Red Oak, which brings water in through a 36-inch line from Dallas Water Utilities. Other addresses, including large portions of the city and its extraterritorial jurisdiction, are served by Rockett Special Utility District, a separate entity with its own deposits, billing and rates.
Ask which one before you sign. City utility billing is 972-617-3638 and Rockett is 972-617-3524. Wastewater for the area is treated by the Trinity River Authority at its Red Oak Creek Regional plant.
Yes on electricity. Oncor delivers the power and handles outages, and because this is deregulated ERCOT territory you pick your own retail provider through Power to Choose. Oncor is not who you buy from.
Natural gas is Atmos Energy at 888-286-6700, with a separate 24-hour gas emergency line. Residential trash and recycling run through Community Waste Disposal under city contract. Water and sewer are covered in the question above, because that one is not straightforward.
No, and that is a real consideration. There is no hospital inside Red Oak city limits.
What you do have close by: Baylor Scott & White Medical Center in Waxahachie, a 129-bed acute care hospital at I-35 and US 287, roughly ten minutes south. Methodist Charlton Medical Center at 3500 W Wheatland Road in Dallas to the north. In town there is a freestanding emergency room, Medical City ER Red Oak at 317 E Ovilla, plus My Urgent Care Clinic at 200 I-35E Suite E and Baylor Scott & White Family Medical Center at 301 E Ovilla Road Suite 100 for primary care.
For everyday medicine and walk-in urgent care you are covered locally. For anything requiring admission, you are driving.
Probably not here, which is genuinely good news. A PID is a Public Improvement District, a per-lot assessment funding neighbourhood infrastructure, collected alongside your property taxes for twenty to forty years. A MUD is its own governmental district that finances water, sewer and drainage while levying a separate tax rate.
I could not find any PID or MUD attached to a Red Oak subdivision after checking the city site, council ordinances, the appraisal district and state water district records. Red Oak appears to use Planned Development zoning instead, and the city's own planning language talks about meeting infrastructure needs without relying on outside funding. The Ellis County MUDs that do exist sit in the Midlothian and Ennis extraterritorial jurisdictions, not Red Oak.
A negative is hard to prove exhaustively online, so confirm with the city on any specific lot. But compared with the MUD-heavy suburbs north of Dallas, the absence of that debt is a real advantage worth understanding.
Red Oak sits on Blackland Prairie expansive clay, among the most reactive soil in North America. It swells when wet and shrinks when dry, which stresses slabs and under-slab plumbing. It is a leading cause of foundation movement in Texas and a major source of insurance claims.
What to do about it: get a proper foundation inspection rather than relying on a general home inspector's glance, look for post-tension slabs on newer builds, keep drainage running away from the house, and water the foundation consistently through summer drought. Minor cosmetic cracks are normal. Stair-step brick cracks, sticking doors and sloping floors are not.
On housing, meaningfully. Median household income here is about $104,561, roughly twenty percent above the Dallas-Fort Worth metro figure of $90,275 and well above the Texas median of $78,476, while home values sit in the $350,000 range. That combination is unusual and it is the actual affordability story.
Where the difference shows up is what the money buys: newer construction, larger lots and more square footage than the same budget gets inside Dallas County, without giving up a twenty-minute commute. Population is about 17,077 by the most recent five-year American Community Survey.
More diverse than most of Ellis County, and by a wide margin. The 2020 Census puts Red Oak at roughly 43.7 percent White, 32.0 percent Black, 12.9 percent two or more races and 9.7 percent some other race, with about 21.8 percent identifying as Hispanic. Median age runs around thirty-four to thirty-five, which is young.
Ellis County as a whole leans conservative, and Red Oak is a suburban, church-anchored community where The Oaks Church co-hosts the city's Independence Day celebration. But the demographic mix here looks a good deal more like southern Dallas County than like the rural parts of the county, and that is worth knowing either way.
The calendar is fuller than the reputation. Catch-A-Trout in January, Touch-A-Truck in February, the North Ellis County Business Expo and the County Line Cookoff in March, the Chamber golf tournament in April, Red Oak White & Blue with an eighteen-minute fireworks show in late June, Founders Day with a parade in September, the Fall Festival in October, the Chamber Gala, and Christmas in Red Oak in December. The library runs story time weekly and a summer reading club.
On food, the town over-delivers on barbecue with eight independent smokehouses, and there is a real cluster of independent Tex-Mex along Ovilla Road and Highway 342. What it does not have is a brewery, a wine bar, or much independent retail. For a brewery you are ten minutes away in Waxahachie or Midlothian, and for antiques and boutiques the Waxahachie courthouse square is the answer.
Yes, with the usual caveat that availability is address-specific. Providers serving Red Oak include AT&T Fiber, Spectrum, Frontier and Gigabit Fiber, plus fixed wireless and satellite options.
Published coverage percentages vary widely between aggregator sites, so I am not going to quote one as though it were settled. If you work from home, check the exact address with each provider and against the FCC National Broadband Map rather than trusting a city-wide number.
More commute than not, but the local base is more substantial than most towns this size. The three largest employers cited locally are Red Oak ISD, Qarbon Aerospace and Bombardier US Aerospace. Qarbon runs a 772,000 square foot composites facility on 123 acres, processing roughly 350,000 pounds of composites a year for military and commercial aircraft programmes.
Add the data center operators, Google, Compass and DataBank, plus PowerHouse and AREP, National Freight Industries, Schneider Electric, which opened a 105,000 square foot component plant tied to a $3 billion agreement with Compass, and Knapheide. That is an unusually industrial employment base for a suburb of twenty thousand.
Red Oak Creek runs south of town and there is FEMA-mapped floodplain along it, as in any North Texas city. Check the FEMA Flood Map Service Center for the specific address, and ask your lender early whether flood insurance will be required, because it changes your monthly number. Clay soil drains poorly, so yard and street ponding after heavy rain is normal and does not by itself indicate a flood problem.
On severe weather generally, Ellis County sits in the North Texas hail and tornado corridor with peak season running roughly March through June. Hot summers past 100 degrees, mild winters, and real spring storms. A safe room and an actual plan are reasonable here in a way they are not in most of the country.
The two big sources disagree, and you should see both. Zillow puts the ZIP 75154 home value index at about $353,378, down 1.9 percent year over year as of July 2026, with median days to pending at 26 and a one-year forecast of plus 0.6 percent. Redfin reports a city median sale price of $380,689, up 7.3 percent year over year as of November 2025.
Some of that gap is timing and some is geography, since the ZIP covers more than the city. What both agree on is that inventory is moving reasonably quickly, and Zillow reports that 50.7 percent of sales closed under list.
One caveat that matters more here than most places. Texas is a non-disclosure state, so actual sale prices are not public record and every portal figure is a model rather than a record of what changed hands. Actual closed prices live in the MLS, and for a specific street that is a conversation rather than a website.
Question not answered here? Ask it directly. I answer my own phone, and I would rather tell you something inconvenient now than have you find it out after closing.
Call 214-228-0003Answers observed September 2026. Tax rates are 2025 adopted rates and change each fall; the combined figure excludes the Ellis County rate and is before exemptions. Crime figures come from aggregators publishing FBI data and the sources genuinely conflict, which is why both readings are shown. School ratings are TEA 2024-25 and are reissued annually. Attendance zones changed in January 2026 and are expected to change again when the next elementary opens. Home values, utility providers, internet availability and employer figures change; confirm anything address-specific before acting on it. Water: the City of Red Oak serves some addresses and Rockett Special Utility District serves others, with different deposits and rates. Ask which one, and do it before the closing table rather than after. Schools: the attendance zones changed in January 2026 when Dr. Joy Shaw Middle School opened, so run the address through the district locator rather than trusting a listing page. Beyond that, the usual four-office split applies: property value and homestead go to the Ellis Central Appraisal District, tax bills and vehicle registration go to the Ellis County Tax Office, deeds go to the County Clerk, and a driver license means a trip to Waxahachie.
Links verified September 2026. Phone numbers are listed only where they are genuinely more useful than the website, and a few city department pages are reached through the government hub rather than a direct link because the city's page structure changes. Red Oak does not appear to have a designated historic district or certificate of appropriateness requirement, so no preservation office is listed; confirm with Planning before assuming that applies to a specific property. Everything on this page was researched, verified and written here, not licensed from a national content service. The market data comes from NTREIS. The school information comes from the district. The corrections come from being close enough to catch them.
Texas is a non-disclosure state, so sale prices are not public record and the national sites are estimating what they cannot see. In Red Oak that shows up plainly: Zillow has the ZIP down about 2 percent year over year while Redfin has the city up 7 percent. I pull closed prices from the MLS, and the gap between those two numbers is worth a conversation before you price a home or write an offer.
Dr. Joy Shaw Middle School opened in January 2026 and split the district into two feeder patterns. Shields and Schupmann now feed Shaw. Eastridge, Red Oak and Wooden feed Red Oak Middle School. Most listing sites and school rating pages still show the old single-middle-school map, and when the next elementary opens on Harmony Way the boundaries move again.
Whether water comes from the City of Red Oak or Rockett Special Utility District, because that is address-specific and it surprises people at closing. Whether a home with a Red Oak mailing address is actually in Red Oak ISD, since ZIP 75154 also covers Ovilla, Oak Leaf and Glenn Heights. Whether acreage carries an agricultural valuation that triggers a rollback tax when it changes hands. These show up after closing when nobody flagged them first.
Red Oak High School is running over its functional capacity. Two school bonds failed in 2022 before one passed. The city has approved six data center campuses and the most recent vote was 4 to 1 after a five-hour meeting with organised opposition. If the answer is wait, or look at Midlothian instead, or that specific house sits closer to a rezoned tract than you would like, you will hear it from me before you hear it from a neighbour.
John Houston Homes is headquartered right here in Red Oak on Century Way and builds across Rutherford Crossing, Sunrise Village, Hart Farms, Northern Sanger Creek and more, so I know what is releasing and where the incentives actually are. One thing worth repeating: bring representation before your first model home visit. The agent at the sales office works for the builder, and registering without your own agent can cost you the right to bring one later.
I recommend these lenders based on their expertise and service. I do not receive compensation for referrals.
Either is fine. I answer my own phone, and there is no version of this where you get routed to a call centre or handed to a junior agent. If you are twelve months out from moving, that is a better time to start the conversation than twelve days.
